过AC，是2千5 。房子是1800SF LIVING，4BR，独立的LR 和 FR，有两层。你可以根
据你房子的SIZE作加减。当然，不同的地区价格也不一样。我在弯曲。另外，我忘
了这个COIL要多少钱。

year, but if you are not very handy, hire someone to keep the AC running in
top shape is necessary to obtain the SEER rating it is designed for. If you
do nothing to it, your 20 SEER unit will only get 19 SEER next year, 18
SEER the year after, so you will spend more on electric bill.
Here is what I suggest for all you DIY folks here.
Replace air filter every 90 days with the best Filtrete you can buy.

一次。service不等于repair, 你一定要东西坏了再叫service也可以。两年前我的
capacitor 坏了，repair 花了250， 是当时的fair price. 所以他给你的价格也不是
很高。我的邻居换了一个新AC，花了 7000，但他的电费确实降了下来。
这些东西如果你都懂还会干，并且很enjoy, 自然最好。省钱还放心。但大多数人都干
不来，或不愿干，我想。那就只有叫professional。professional 有他的费用的，大
家都知道美国的labor 很贵，没办法。
我觉得这是一个life style 的问题， 你不愿为这种maintenance的东西花钱，或觉得
market price 太高不能接受。没觉得他怎么忽悠你了。 |

Your evaporator coil is frozen, usually caused by a lack of refrigerant, due
to a refrigerant leak or leaking.
Turn off AC, leave the fan running to melt the ice.
Call someone to find the leak, fix and charge refrigerant to spec.
Some leak can not be fixed, you need to get a new unit.

On most simple thermostat, there is a fan on and auto setting, make sure
that is set to auto.
There should also be a ac , off and heat setting.
You have the temperature setting.
I do not fully understand your question, if your AC can stop automatically
to the set temperature, even if the fan continue to run, it is only moving
air around, it will not continue to cool.
1. You said 空调倒是能够停下来 but 风扇老是不能自动停下来
2. You said again 空调一直转又特别冷

好像噪音比较小，而第2个卧室噪音就比较大,因为父母会用那个房间并且很容易失眠
，所以我们想把AC换到另一侧（靠近厨房）。因为增加了管道的长度，听说这会影响AC
的效率。不知道大家有没有什么关于这方面的经验？十分感谢！ |

屋顶<15年.
AC/furnace可以坏了再换.但是新的一般效率都更高,比如furnace有95%+的,AC有SEER
18或者20的,而且今年换有tax credit(明年估计是不会有了),换特定的roof也有. |

Groupon for a low price. Usually these companies give you a low price and
ask you to do something else which is costy to compensate their job. I will
not let them do that but will have AC maintenance person check the machine.

们就sign up了。我们家的furnace还有AC都是23年旧的了。今天上午一个特别nice的老
头到我们家来，花了3个小时量了一下我们家，数了一下register的数量，然后给我们
详细讲解了一下需要多少TON的unit。他推荐Carrier这个牌子，96%的high efficiency
furnace (2-stage and variable speed)和16 SEER的AC (2-stage)，然后是Bradford
White的50 gallon的热水器。总共$16K左右，包括一些promotion，还有新的PVC pipe
，new return drop ductwork和其他杂七杂八的。几个问题问大家：
1：这个价格是不是偏贵？
2：Carrier这个牌子怎么样？老爷爷说Carrier, Lennox, Trane等等都没有什么区别，
都是各个公司的旗舰产品。
3：不知道Lowes's的Trane和Costco的Lennox会不会便宜一点。

一般卖家都卖房了，肯定不会费这个事给你换，如果是急着脱手更加不会理你，换roof
, AC, heater 拿quote，施工，验收，一搞差不多一个月，到时候你不要他还不哭晕在
厕所里？
退一万步，就是换也是挑最差最便宜的给你换，过个3-5年出问题了你自己还不是麻烦
。举个例子，现在空调一般冷媒都用480,但还有R-22， R-22现在买是便宜，但是2017
年后就禁止销售，你要充冷媒都充不了。
你也可以跟房东谈价格，要Credit,但这还是回到起点，你买这个房子的价格是否跟市
价差不多，如果高于，你还能谈点下来，如果已经低过，那你还是省省吧，因为毕竟价
格已经反映了东西需要维修这个事实。
FYI, 在达拉斯地区，换water heater,找Home Depot换大概$1400-1500, AC 6 Ton
Condenser + Furnance 大概$6000. 3000尺房子Roof大概要$8000,不过只要不是破的
已经开始大范围漏雨了，保险公司肯承保，可以等冰雹来了让保险公司买单。 |

你家的AC是放置在concrete PAD上的， 而不是固定在concrete上， 大部分空调都可往
上台至少1寸。如果你仔细关注一下各小区的空调，时间旧了的空调可以明显看得出PAD
是往下沉的，所以有足够的空间可以台高1寸。唯一不能台高的情况是从墙出来的冷媒
管到空调的距离太短，这样就比较有挑战， 得请专业的台。 |

一个尺寸够大的pad。看到HD上有专门的condenser pad，有30"x30"的，但是厚度有3“

1 hour dropping from 90 to 75, it does not sound bad at all!
to tell if it is working fine or not, use a thermometer, measure the
temperature at the intake of the vent and the outlet of the AC, a
temperature difference between 14-20F is considered normal. A good unit can
generate a temperature difference of 20F.
consider cleaning the evaporator (the unit in your basement or attic) and
the condenser coil (the metal fins around your condenser fan in the outdoor
