There are lots of discussions on regarding to buyer agent rebate recently on
this board. In most people's impression, buyer agent is just about opening
the door and writing offer, this is how RedFin's business model works as
well. A good agent could do much more than that. Here are some benefits that
a good buyer agent could provide you:
1. Financial Affordability analysis for you. If your agent has good mortgage
knowledge, or he can work with a mortgage professional to do this, it’s a
big plus. This seems to be straightforward, it's not as simple as it appears
. This really needs to take your income, downplay, family situation,
personal life style etc into consideration. This is the first thing that
your agent should do for you. Otherwise you might spend months in looking at
houses that are not suitable/affordable for you. It's a waste of everyone's
time, most importantly, you precious timing to buy your dream house. I have
met multiple clients who were planning to buy houses that were not
affordable to them. They made adjustment for target price range after I
analyzed their financial situation.
2. Market Analysis: Everyone has their dream house, easy communication, good
school, new house, good price etc. Nice dream! Unfortunately reality is
reality. Normally you can't find a house that meets everything that you are
looking for. You really need to have priorities among things that you are
looking for and do trade off. Some are comprisable, some are not. Your
agent could advise you how to make adjustment/trade-off and where to find
your house. I have clients who told everything they wanted. After market
analysis, I told them that the house they want doesn't exist on the market
and they need to adjust. After adjustments, they bought dream house(
realistic dream) in 2 weeks!
3. Offer and price negotiation: There are many tricks that your agent could
help you in winning deals, for example, how to get your offer accepted
before bidding war starts, how to win bid without offering the highest price
, how to start the initial offer, how to count offer, etc. I could not
disclose the details of the tricks since this is business confidential.
Actually after you find your dream house, this is the most critical part
that your agent could help you. If it’s not done correctly you might: 1).
Lose the chance to buy your dream house; 2). Pay the house at a higher price
that you don’t have to pay. Another important negotiation part is after
home inspection negotiation.
So far, all of the purchase I have done for my clients, none is at or above
listing price. All below listing price about 5% in average. Those including
hot towns like Natick, Newton, Southborough, Brighton etc, houses that are
new to market and with multiple offers;
Except one client who has special need, it took about 3 months to find the
house she needs, all of my clients bought their house within one month after
they start working with me.
Regarding to rebate, I don’t provide rebate if you want full service from
me(including showing house). I do provide rebate if you only want to start
with offer step and no showing, I will do the offer and price negotiation
and everything afterward for you.
For first time buyers, I strongly suggest that you work with an agent that
provided full service. Rebate is normally less than the benefit you will get
from an high quality agent. For existing home owners, you may consider
rebates assuming you know no less that your agent does.

不是每个 agent 都做 mortgage 的。
我2012年就报名考 mortgage license了,到现在还没时间弄。嘿嘿

be a mortgage professional in order to have some basic mortgage knowledge.

不是针对楼主,不过发句牢骚。每次agent的帖子最后都是要给自己做广告。能不能把
这个毛病给戒了?
至于楼主说的123,咱不评论。我的观点是,看房子的时候,只有指出房子缺点的agent
才可能是好agent.凡是不能指出房子缺点的agent,都必须有rebate,不然他们不能生
存。
我为什么看中指出房子缺点呢?一个是看agent的业务能力,如果他不知道缺点,需要
进一步修炼;第二,也是最重要的,agent的工作是代表买方利益,指出房子缺点恰恰
是买方利益同时又和他本人有利益冲突,这个时候,他如果能真正代表买方利益,说明
他有职业道德,相反,大多数agent做不到这点。

谢谢批评. Agent 除了提供信息,都还要EAT不是. :-)
同意你的观点,基本思想是agent 要客观和你一起分析房子,而不是一味夸大房子优点,
忽略缺点.其实很多美国Agent都是这样,急功近利,急于促成一笔交易好领佣金.
我至今印象深刻的是,十几年前,一美国经纪带我们看房,刚打开地下室的门,她就惊叹"
What a beautiful Basement!"我差点当场晕过去,因为从那儿唯一可以看到的是地下室
的楼梯.
我带客户看房时总是喜欢分析利弊.有时候客户看到房子喜欢的不得了,我还是忍不住泼
点冷水,比如大马路边上的房子,离高速很近的房子. 我觉得实在不该买,就泼冷水..
还有就是买家有顾虑的房子,直接Pass. 上次客户看上一房子,什么都挺好,就是房子前
高后低,客户相信风水,这叫"倒流水",不吉利.我立马劝他们放弃,房子要天天住,天天看
着堵得慌,没必要!
