my question is whether I can get rate like 2.875 without cost
I think 2.875 is my actual rate with cost

I do this refinancing since I worry it would be too late if I delay
refinancing next year while feds is going to push up interest rate tomorrow.
I mean how long can this zero interest be kept.
historical rates can be scary to look at. I recall my first rate being 5.875
