可是所有卖主都要求我们跟非cash offer竞价，价格低一点就根本抢不到了。
最近看到一个short sale的小condo，当然也是multiple offers，
听说这个时候cash offer有优势，是这样吗？
主要是什么方面比较好呢？谢谢各位大虾！ |

the seller is trying to do something shady. Then it doesn't matter
how much you offer. It only matters whether you are an insider.
Case 2 seller gives up, the banks have the final say. The bank will
take the highest bid.
The key thing is that you are trying to get a good deal. Many
people are trying to get a good deal. The seller is not in a rush
to sell. He wants the highest bid.
Cash offer has an advantange when people are rushing to get
a bad deal -- like in the bay area. Even the seller knows that
the buyer is making a bad deal -- he may regret it, or his bank may
stop it. In that case, the seller would rather take a cash deal
-- he already made enough money. His priority is to make the money
fast and not to leave any room for the buyer to change mind.

over at even worse terms, then one of the possibilities is you are not
informed and/or not educated.

现在就算找不到局域最优解，放眼未来10年，估计也还算好deal

in 6 month-1 year. It will be a disaster in 10 years.
Just look at the people who 抢 house in 06-07. In 10
years, it is only going to be even worse since lots of
us chinese will be selling by then.
You can still make money from short sale, foreclosure,
but in the normal markets, there is no deal since 04.
