Zillow网站编汇了有关房屋抵押贷款的十大误解：
1.利率反映房贷的真正费用：年杂费利率(APR)才是代表房贷真正费用的数字，包
括利率丶点数丶房贷保险丶贷款发放费丶承保费等其他费用。但不包括屋主保险费用。
2.房贷利率一天只公布一次：房贷利率一天之内经常变动，有时起伏巨大。申请房
贷者应多打听不同房贷利率。
3.所有放贷业者按法令对估价和信用报告收取相同费用：没有法令规定放贷业者对
估价和信用报告等服务收取相同费用，为了竞争，有些业者免去这一类的服务费。
4.我必须向给我预先批准的业者申请房贷：预先批准是有条件的协议，估计业者愿
意给你贷款的金额，但你没有义务一定要向预先批准的业者申请房贷。
5.你开支票帐户的银行可以给你最好的房贷利率：你的银行不大可能只因你有帐户

owner 是close之前还之后搬出去。利率最多可锁120天。But the longer you lock,
the higher the rate. So you can start the application without locking the
rate, and you can lock the rate when it gets closer to your closing date.
And is your P&S signed yet? Normally we don't lock the rate until P&S signed
anyway.

be no point no closing cost.
For $750k loan with 20% down, you can get 4.375% for 30 year fixed with some
rebate.
A good alternative will be use 10/1ARM and you can get 3.75% with no point
no closing cost. So you will get better rate and still have 30 years for
lower monthly payment. 10 year fixed initially is good enough to start with
since on average you live in one house for 7 years,

It's called confirming jumbo, or high balance confirming loan. It's not real
jumbo,
as of now, the rate you could get is 4.0% with about $1000 extra credits
toward your escrow account in addition to no closing cost assuming it's single family and you have good credit score.
