three months.
After that I paid 800 for 1bed1sharedbath including all too but full access
to the kitchen, for two months.
Overall it is about $700-$900 for one room one bath depends on your
requirement.
Extra 100-200 can be added if you are close to certain area and in a nice
community but at the same time you won't be able to set up too many rules
for tenants then.

没钱的可以花更少的钱租到2bed2bath的.周边各个出租公寓全在招租,都没住满.1800可

发帖数: 2228 | 23 听很多人说买房自己住和投资要分开，可是真的要分开很难，我想卖方的主要目的是投
资，但是准备自己住的(but move out within 5 years)。1bed1bath condo,
给一些具体的参数吧：
condo fee: 450 per month
property tax: 1.7%
这个unit租出去的话租金定位2100-2200（保守估计），就算2200 吧。
如果按15年租金算得话这个房子值396k,当40w吧.
如果假设5年后原价卖掉，再付掉6%手续费的话，这个break even值很难算，因为取决
于首付。如果假设这个房子要40w，首付12w，那么每个月算下来最后付了2370（含利息
）或者税后1865。（贷款利率假设4.35%) 这么算下来还是划算的，如果5年后能够40w
卖掉的话。如果downpayment再多，看起来更划算，因为每个月利息更少了。但是这个
算法我觉得不够合理，因为downpayment没有得到credit.
agent跟我说同楼的一个unit最后有人用了45w cash买下了，然后租金2300， 我觉得这
个不算好的投资啊。有45w 等利 |
