准备买一个34w的townhouse，3bd 2fb 2hb带车库，距离major highway和购物中心都在
5-10min车程，算是交通挺方便的地方，但是学区只算中上。
现在在申请贷款，纠结在7年ARM和30yr fixed上面。按昨天的rate，这两个差了1.125%
，每个月payment，arm少付170多。
我们初步的计划是能在小孩上小学之前move去更好的学区，LD的想法是能keep住这个th
当出租房，目前看来这个一个th租金应该能cover mortgage+hoa+tax。唯一的不确定是
到时候的市场和房价，我们能不能afford不卖出直接买第二个房，到时候也不知道
mortgage的情况了。
请教一下大家，一般arm和fixed差多少 算是多的了？还有就是除开我所说到的这些顾
虑，还有什么arm的risk我们没考虑到的？多谢 |
