house in Fremont could buy a 4bd/2ba house last year.

I was hoping someone would do a rent-own analysis! I did browse craglist
this morning to check the rental prices in the area and found out that a 3bd
/2ba house is renting for $2900 in my area, but similar houses sells for 1
million ! The owners must have bought long long time ago. I do think
prices for those million $ houses are coming down - in recent sales, sale
prices have been reduce 100K+ for several 1,200K range houses. I couldn't

你住的是好学区吧,好学区的房子是不能考虑租售比的
一大部分的价值是在于小孩上学这个投资
普通点的区里月供cover mortgage还是可以的

要是过2年就海归的话,还是慎重考虑一下吧,隔这么远管理自己的出租房很不方便啊
,除非你们经常回来,或者有可以全权委托信任的人在这边。
要是自己住,就east dublin吧,我们刚在这边买的房子,10月竣工。每个家庭在买房
子的时候都有自己的主次条件,在我们budget允许的范围内,我们觉得dublin是最好的
选择啦。你们要是能把budget加到50万以上,选择应该会更多一些,可以考虑lot小一
些的全新sfh了(比如sorrento里dr horton在盖的arrivare小区,看到他们8/30刚卖的
一个,$525k, 1765sqft, 3bd/3.5bth)
dublin ranch的high density区包括the terrace,the village那边的趴车一直是个大
问题,现在kb和charter在那边把原来要建商业区的一块地又改成high density住宅了
(据说300多户签的抗议书但是dublin city council还是不顾反对给批了)以后趴车问
题会更大。千万千万不要买一片不带车库的房子。

这个房子我知道,早就盖好了,因为采光和LAYOUT的问题,一直卖不掉. ANN/JEFF (
Agent)一直说" Bring your client, We will give you discount". SFH, TOWNHOUSE
采光, TOWNHOUSE的价格. 如果LAYOUT好些,我可能就帮他们卖出去了. 我下个月CLOSE
的新房也是D.R. HORTON. 后面的房子可选的就不多了.

这种畸形市场导致不管是以后要扎根的还是只奋斗几年的,最后权衡下来还是买房划算
想想一个80万的3bd房月供两千多,找俩租客就够摊的差不多了,自己几乎都白住了,

不知道你看的是什么价位的,我们刚刚close了一个在FC的房子,感觉这一段时间还是
很多人看很多人买啊。我们第一次下offer的是一个4bd 的townhouse, 开价120万卖了
140. 更狠的是同一小区的3bd的,开90万,120成交。
看过的几个没有硬伤的SFH也统统在open house 一周内pending了,都是开价1.4-1.5,
最后1.6m, 1.7m成交的,基本今年以来FC就是这样。

John Daly Blvd北边)。 族裔构成基本上一半白人三分之一中国人。小区没有through
street, 有点半封闭式的,很安静,安全,是紧挨旧金山的传统好区。
- 交通:离Daly City Bart站及Muni & SamTrans 0.9mile, 开车上280不到3分钟。
Bart大约18分钟到旧金山Civic Center. 离SFSU 1.9 mile. 适合在旧金山上班,SFSU
上学,或中半岛上班一族。
