出门走3分钟就有一个超市Shaws，买东西非常方便。Shaw's 旁边就是一个中餐馆 很不
错。
房子离哈佛很近，1.2 mi，有公交车，也可步行上学。离哈佛商学院最近，0.5 mi。
如果骑车或者开车（房子带有车位）的话，去Watertown Mall很方便，那里有Target，
Bestbuy等大商场，买东西非常方便。

我看的老房子也是那时建的，2BR，2007 税收评估11W左右。建筑商正加盖两个新BR跟
老房子连在一起就变成4BR。
我是新手，有两点疑惑：
一是，不明白老房子地基框架早建好了新BR怎么连上？难道是建两个封闭的PORCH作
BR？这样的房子结构会有问题么。能持久么
二是，变4BR后建筑商卖22W。这里比较好出租，4BR月租应该$2000左右。举棋不定
不知道是不是应该买这样的房子投资。以后卖的时候有人接这样的房么 |

老婆不太愿意表妹的男友住我家，想让他住旅馆或别处，原因有：
1。我们老大5岁，小的3个月，现在我爸妈帮着带孩子。主卧卫生间小，每天要5个人(
我爸妈，大儿子，表妹两人)用另一个卫生间。
2。小的三个月，怕感冒和传染。而且没时间招待他们(男朋友对面食，牛奶过敏)。
我想作为主人，尽可能招待一下，理由如下：
1。男朋友可以住地下室。他也表示不在意睡气垫床。让他住旅馆会使客人觉得不受欢
迎。
2。洗澡几天忍忍就过去了。如果5晚上太多，可以建议他们改成四晚上。
看似事小，我们已经吵了好几天了。只是想问问诸位的看法。(NO DIRTY WORDS PLEASE)

我算得买房后每月花销不对，而且贷款要用30年因为住5年就要换。
现在我的想法是，算了算30年贷款，10w的TH，每月加上HOA700出头，交通比较方便，离什么都
近，两人上班上学各10几分钟，那个2400尺的房子每月900出头（都含税了，好像差别不是很大
噢），上班一个10几分钟一个30分钟。
月供其实差别不大，但是Th如果卖不掉似乎可以租出去cover月供吧。LD不高兴一年2K
的hoa。

中等城市，H1F1家庭，来这里有1.5年，租房每月所有花费800左右。过的不浪费，自己
感觉手上还比较宽松。现在都说买房时机不错，LP想秋天买，住5年左右（等卡），之
后要么搬到别的城市要么换本地学区房。计划明年要娃，要娃就要换车，要25-30k。娃
一岁后送daycare，学校的7-800刀/月。
其实3br我们就够用了。所以一开始打算找个150k/1500尺/3br的一层的，网上找的附近

咱们中国人在美国买的房都算还不错的了,就这样,基本上双职工工作一两年就能买.国
内现在是高到几乎双职工中产阶级都不能在三年内买房.
我们就拿自己的夫妻两做的同样的工作放到国内看能不能在买上房.比如我们家,我是护
士,我老婆在小公司做工程师.这样的家庭,在北京上海一般加起来也就是一万块.你说几
年能买房吧?
更不要说什么三环二环了.
在CHICAGO,我们能买还过得去的好学区的4BR房.你说美国房价合理还是中国合理?
这里中国人最常见的搭配就是一个IT一个会计或是双IT.这样在北京一般来说一年也就
20万,你能买好点地段的三室房吗?不吃不喝你也要三年才攒够20%首付. |

首先美国垃圾食品还是比较便宜的。即使是绝对物价，都不能算高的了。
其次是住房。这个是开销中的大头。住房来说，以制造业中心CHICAGO来说吧，次贷危
机以后，一些大工厂所在的郊区TOWN，比如CAT在德JOLIET/AURORA，PLAINFIELD，
BOLINBROOK等地
，很多3/4BR的SFH已经跌到10几万。一百万RMB不到。旧一些小一点的或是CONDO就更便
宜了。就是市区也能买到10来万的单元房。
这样一家两口子是工人，家庭收入4，5万，都能买得起了。
房子是一个很重要的指标，如果普通工人买不起，那工资就必定往上走，如果能买得起
，哪怕学区差点，旧点，工人也能接受了。
我们科一个菲律宾护工，他老婆也在我们医院做护工，从菲律宾移民来才4，5年吧，最
近就在我们隔壁的还算可以的WOODRIDGE新买了一座3BR的SFH，15万。
这样的生活还是有一点希望的。
教育来说，对低收入人群成本也不是很高。小学到高中免费。差学区的学生有他们的走
向。像我这个同事，就想让孩子高中毕业去COLLEGE读LPN或是RN，他们目标比较清楚的。

工作有选择，再比较你的工资和房价。
NAPERVILLE，40万买一个不错的4BR SFH，PALO ALTO你得1M+。
如果你30岁，当然选择前途光明的地方。
如果你40岁了，2个娃，你就得考虑的现实一点。
不要给自己那么多压力。
