以后人家不联系你,也是理所应当的。

卖家就损失大了。
所以,你也不用出离愤怒,任何事情,多站在别人的角度考虑考虑问题,
人生会更平和,更美好。

not sure what percentage of the 200K is bonus, but most likely the average
take home pay after deduction and taxes will be about $10K..
there is only $2800 free spending money left after fixed cost..
it would be very tight for a family of 3... |

年又生一个。当时两个30年贷款,417k - 5.5%, 130k - 7%。 在10年的时候把大贷款
refi到4.5%。现在正在做refi,争取把大贷款做到15年 2.875%。
总的说来基本没觉得撑,日子也就那么过来了。除了09年生孩子,我们每年都回中国,
还有1-2次美国国内旅游。而且07年买的新车35K,09年又买了一个车3万多点。现在两
个车都已经还清了。而且目前的积蓄已经可以把小贷款还清,同时还有足够的应
急。
我们当时看房子的时候,从50万的标准一直涨到70多万。当初下决心买70万的时候,还
一直担心太撑。有朋友也劝我们说,刚开始会觉得紧,但是一旦添置完家具后,就会好
了。事实证明这是对的。
现在分析,当初保守的估计有几个原因。我们的房子的好处是比较新,这几年也就换了
一个空调,4000多,别的没有太大花费。孩子的花费比我们预计的少,并不是有老人带
,而是我们的Daycare和保姆费用比较便宜。现在大的要上公立的PK,又省了一点开支

我们第一个offer(A),买主撤出了。卖主中介说我们要出listing价($550K)就给我们,
之前他的counter offer 要$560K。我们看了另一个买主的inspection report, roof
replacing bid, heat/air bid and wood pest report 之后,觉得更想压价了,因为
这是一个sold as-is (前房主约一年前过世,他的trust bank是卖主) 。可是我们的
中介说我们的新价格 $538K “won't fly"。附近一个move-in condition 的list在$
625K刚pending,不过我们offer 的这个lot是其它房子的2倍,back yard 里还有一个后
花园,这也是我们看上她的主要原因之一。
第二个offer(B)的卖主(也是老人过世,5个儿女在卖)回复我们说如果我们从$655K涨
到$680K (listing 从半年前的$799K降到$699K)就卖给我们。
现在突然两个又都available了,大家有没有新建议?

去年12月底assessor给我们来了一封信, 叫我们给他们打电话。
我们1月份给他们打电话。 他们就跟我说我们的房子sale price太低了。 他们的估价
是56万。 要我们补交一些tax。 然后等了一个月。 2月初给我们寄了一封信。 就是
Notice ofSupplemental Assessment。
上面写的就是这个。
Base value of this year: $560,000
Taxable value on roll: $483,000
Amount of this supplemental Assessment: $77,000
是不是这就是说把我们税基给重新设置到了560k?非常感谢。 |
