要不要赶着这个8000块。
刚刚看有人说这个5years ARM是个很关键的因素。
大家可以各抒己见，
把自己的看说法说出来让大家分析分析。 |

现在的mortgage大约是400K，monthly payment大概2150左右，去年弄得5year ARM，现
在的rate是4.5%，还有4年到期，在ING。
我们房子应该还是会至少再住5年的。
现在ING renew rate的offer是：5 year ARM, 3.625%，但是我需要付一个月的payment
作为费用，就是refinance cost $2150。考虑到税的因素，基本上一年省的利息可以
cover这个费用。
这个deal怎么样，如果我出去找别的refinance，能够比这个好吗？很久没有关注这些
东西了，所以不是很清楚。 |

发帖数: 1233 | 9 adjustment is done annually per index that was agreed upon. many times it's
the 1-yr LIBOR. there's also an agreed upon "margin" that goes on top.
margin is fixed but index varies. margin is usually ~2.25% (verify your
Note). say LIBOR is at 0.78% then your adj'd ARM rate starting the 6th yr
is 2.25 + 0.78 or 3+%.
1st adj usually carries a cap of 5%, same cap also applies throughout the 30
-yr term. 2nd and subsequent adj usually carry a 2% cap. so your worst

I need to look back my Note. the reason I ask is that my ARM term expires
next year. I want to get help decide whether I just let it carry on, or I do
refinance before that. 3% is not bad if it is still true next year. any
professional advice? :)

如果是这样的话，可以先做一个no-cost purchase loan, 比如5Year ARM, 过几个月，
再做一个refinance到Fixed,不就可以了？当然，前提是赌rate不变，或降低．是否可

metamucil.
我们用miralax, recommended by pediatricians. Both of our kids, some times
this is the last resort.
For my older one, we tried pretty much everything we can, nothing worked.
She was eating a pretty balanced meal ( fiber-wise ). So she was on Miralax
for like a year, until she eventually outgrow that around 2.5years old.
We are still waiting for our 2nd one to outgrow that too. |

before. Yes, you can try another room. Cover all shining surfaces, like
mirrors. My 2.5years daughter often says, "papa". I headed there is sth.
Called ghost spray that helps little kids to get rid of fears. Best wishes! |
