People used to choose 5/7 yrs ARM before due to the rate is a lot better for
5/7 yrs ARM. 5/7 arm used to be as low as 2.25%-2.5%. But lately rate has
jumped up a lot and 5/7/10 yrs ARM didn't have BIG significant different.
ie, for same conditions today, 3.25% is 5 yrs ARM, 3.375% is 7 yrs ARM and
3.625% is 10 yrs ARM.
Assuming your loan amount is 400K/LTV75%/FICO 740+
10yrs ARM monthly mortgage will be around $80 more than the 5yrs ARM, and $
56 more than 7yrs ARM. |

如果同意3.5% 的话可以返两点,也就是拿到8k的credit,这个月付是1796
三个月之后做refinancing,按照现在的情况(赌三个月以后利率不变,有风险),能拿到
2.875% no cost, 月付1660
那么我现在选高利率拿点的代价是3个月的(1796-1660)x3=408, 2.625%和2.875%的月付
差53块。那么就是说,(8000-408)/53=143个月,差不多12年以后我才损失掉现在拿到
的2点
事实上我肯定会在5-8年内换房,或者再次refinance,就算不考虑月付差53块的贬值,
我也是赚的啊(利率三个月内不涨的前提下)

probably stay for at least 7yrs
If they are a collection agency (probably yes), ask them for the "pay for
deletion" option, which is to remove the record by paying them an amount.
There is a chance of getting it fixed by this way (if they agree to let u do

04年master毕业,现在97K是不错。不过better than many MBA比的是这两年毕业的MBA
,时间上差那么多,其实不是apple-to-apple。另外master毕业了工作六七年,从
working experience上来讲的确是比只有三四年经验的fresh MBA资历高,这也没有什
么不正常的。Bachelor+5yrs尚且 = Master or above,职场上都是这么理解的。何况
楼主是master + 6-7yrs
但从另外一方面来讲,04-07年是经济大好的时期,所以楼主和同期毕业的MBA比较可能
就有差距了。如果你04年从比较好的学校毕业进投行银行,搞不好在经济危机前已经赚
得盆满钵满,海归搞PE去了 |

他们后来的总结是由于准备时间不足(他们好像从发起到提货之只用了3天时间),不然
还能拿下更好的Deal。
算我一个吧,我们可以以这个做基础再砍一些。
ODYSSEY 今年的团购有点费劲,因为日本地震的关系,现在很多的零部件产能跟不上,

加速lag 比较长,但是比 odyssey 要好一点。后来发现一定要turn off eco,虽然费些
油,但加速好多了。感觉比odyssey内部空间小不少。高速上隔音效果在几档van中中等
。最看中的是安全。门很重。比其他的van重很多。我是不完全相信网上所谓评测的。
我最不放心的就是乱七八糟的电子系统。一定要七年warranty,dealer 给的plantium才
1000,算厚道了。

本不想再花时间了,但应诸多同学的请求,写个简短的总结。
为什么要买Routan?
正像我跟大多数团员们交流的,我并不是必须要买这个车,主要是cover一些risk,这个
等过一两月,希望有机会被证实。 然后就是被toyota dealer激怒,本想买个sienna
LE就得了,谁知对于老客户,他们居然牛的不得了,没有一点讲价的余地,不可能低于
invoice,不买就走人。这时候又赶上Routan促销,算了下cost/performance比,比其
他车划算的太多了,于是决定弃高可靠性(其实Sienna也是美国组装的,说高可靠性有
点言过其实了),取高性价比。
