我4月份准备REFINANCE, pull了credit report(最后利率上去了没锁住).7月份打算买
银行的REO,特地找这个银行WELL FARGO做的PRE-APPROVAL.最后也没买下来.最近我又在
贷款买另一个投资房,银行让我写信解释为什么有人在4月和7月查我的CREDIT的SCORE.
2行字的信解释了原因.
我4月份的CREDIT SCORE是80X, 现在11月份还是80X. CREDIT SCORE基本没什么变化.
另外,很多人混淆PRE-APPROVAL和PRE-QUALIFICATION. PRE-APPROVAL是肯定查CREDIT
SCORE/INCOME/DEBT等信息的. 但PRE-QUALIFICATION就简单很多. 当然PRE-APPROVAL比
PRE-QUALIFICATION更有用些. 我一般建议我的客户申请PRE_APPROVAL. 当OFFER都相差
不大时,往往细节决定结果. |
