请大家出出主意,先谢谢。
看中一个房子(880k now),但觉得还是有点overpriced .我的价位是810k-820k. 同小
区最近刚有一个非常相似条件的房子以810k-820k走掉 (和listing agent谈了,相信
他说的是真的),现在penging中(才20天)。走掉的这个房子降价趋势是:900k->880k(
one month later)->850k(two months later)->pending(three months later).现在看
中的这个房子降价趋势是:900k->880k(two months later)->it is 10 days after
the price reduce now.我们的agent认为我的first offer (810k) is an insult to
the seller.建议我们等等那个pending的房子sold price出来。他认为这个seller看到
另一个相似条件房子的sold price后,接受我们offer的可能性大一些。我觉得最近房
屋买卖活跃,可能是应为8000k的原因。我们倒是不赶

Good school districts in here, such as Palo Alto where the Stanford U is
located, are valued a lot. I once made an offer for a 800 sf living (2
bed, 1 bath, 1 living, 1 mini kitchen) and a 1-car garage, 3200 sf lot, 80
years house w/o repaired or remodeled. It was listed as $680k, and was sold
$820k 2 weeks later in the summer of 2007. In the bad school district within
the SAME county, such as Gilroy, $820k could buy a huge new Spanish style
house within golf course, 4500 sf of living, 5 bed, 4

Well, got official counter letter, they did lower by 5k, make it 845k. But
that still seems to show they are extreamly confident about their asking
price. While I feel it is worth at most 820k based on neighbouring sales
past year, although I can afford higher than that.Really haven't decided
whether I should try to counter another time to 815k or 820k. Although I
think even that price doesn't have a good chance to be accepted.

甭管实际上挥霍了多少,你要能作实$820K的证据,也够中国的官员喝一壶了,不信你
问问陈良宇。只不过你是抓不到而已

过去几年买房把cash都放房子上面了。现在有急需,想把cash从房子里抽出一些来。
我名下有3个房子,两个是cash买的,一个有mortgage。
房1:现在市价应该750k左右,08年以primary residence 820k买的,代了30万的
conventional mortage。房子在county record显示是roomming house。后来分租给学
生,5000/m,转在llc下。mortgage还在我名下。
房2:去年3月cash买的,现在市价应该300k左右。去年7月租出去的,租金1900/m,
year
lease。
房3:去年3月cash买的,现在市价应该400k左右。原来的tenant就一直住在里面,租金
1650/m,
month to month。

Agent说我有两个选择, 一个是3.625%, no point, no lender fee,
一个是3.5%, $1500 Lender fee.
我是h1b, perfect credit, 想知道这个利率是不是太高了?
找别人可以降到多少?

都说房市回温了,隔我家几条街有一间前两个礼拜挂牌,要价750k,结果21个offers,最
后卖了820k. 可前几个月我同事在City of Duarte才买了个condo,1200尺,$215k,现在
租$1650...
不谈投资了,天天在公司开会算各种比例回报率已经算得一个头两个大了,上网灌个水
还要继续这么严肃的问题太伤了~

You sure you read it right? Mortgage is 820k so it's about 1.7M from the
primary residence. Other 1M is from cash, 401k or investment.
House asset is actually the sweetest because up to 500k gain is tax free.
If including RSUs vested or in pipeline, way over 3M.

今天去跑了步,四天没去了,还好运动能力还在,很轻松的跑了7mile(6.2-7.5mph),消
耗820k,最近吃得不少,明天开始重新记录吃的喝的,给自己个约束。

, his cousin used to be a doctor and director, not satisified with his 820K/
yr salaried job, quit and opened his own clinic, now he beats that in less

觉是不停产生新的sshd。killall提示找不到sshd。电脑被这些sshd完全绑架了。
