其它REGULAR SALE和REO要好很多,主要SELLER的利益和最终的价格捆在一起.湾区的房
价比较贵,有时1-2W的差价根本不是决定因素.所以价格差不多没拿到合同也正常.

这是我7月CLOSE的房子.我们的OFFER PRICE($861K)比别人少了2W.但我和LISTING
AGENT以前打过交道(没CLOSE过房子),LISTING AGENT强烈向SELLER推荐了我们的OFFER.
当然后面谈REPAIRING COST的时候非常难, SELLER觉得价格卖低了,最高价的OFFER又加
了2W来搅活.我客人看到了最高的OFFER之后,也没坚持太多.我想说的是 1). 价格最高
没拿到OFFER其实正常. 2).找AGENT要找LOCAL AGENT. 熟悉LOCAL市场的AGENT"有时"很
有优势. |

中是Acalanes Union High school district. Acalanes的4个高中都很好, 这个房子应
该是Las Lomas High School.
94597&94598的大部分房子属于MT. DIABLO SCHOOL DISTRICT. NORTH GATE目前仍然是
湾区的好高中之一.但有从CONCORD OVERFLOW学生的问题. CONCORD高中也是MT. DIABLO
SCHOOL DISTRICT |

那里，主要是犹太老公看到有讲希伯来语的教堂就喜欢。一共有4个zipcode, 94595~
94598, 貌似 downtown 东边一侧社区94596比较好。
具体还是问Q总吧，东湾的砖家嘛。 |

Lafayette： 94549
Moraga/Orinda的高中应该比Lafayette稍好些（3个都是一线好高中），但最抢手的地
区应该是Lafayette的Downtown地区. 总体上Orinda/Lafayette里BART站近些，要抢手
些。 Moraga离BART站远,但平地多.平地的院子更好用些。 |
