第一,房东是否可以进入房客的房子?
可以,但是有很多限制。一般来说是需要得到房客的同意才可以。除此之外只能是
emergency.
不过作为房东，还是有一些方法来利用法律条文的。条文上声称：如果房客放弃了房子
，那就可以进入。
所以我的租约上有一条，如果无法联系到房客，那么我们会递交一个paper notice给房
客信箱，如果3（或7）天内没有回应，我们会认为房客已经abandon the house and
landlord will have the right of entry. 房客在lease上签字即认同这种情况下形同
abandon.
当然，没事儿谁愿意去啊。作为房东，时间也很宝贵，也是要算钱的。
第二，房间里住几个人？
房间里住几个人那是根据各州的code来规定的。一般都是规定不得超过几人，所以即使

不容易啊，因为学生都走空了，也只能提前中止合同了。
仔细研究了cantract，并没有说明关于提前搬走需要多付多少的问题。
当时中介要求付三个月的房租，一个是第一个月的，一个是最后一个月的，还有一个月
的是deposite。也就是说现在我们还有两个月的房租在房东那里，我们就不知道这个最
后一个月的是个什么意思，是说我们如果搬走了，就必须多pay一个月嘛？但合同并没
有说明啊，大家说我可不可以不pay五月份的房租，就和房东说，这个月的房租我不给
了，我当时pay给他了最后一个月的房租？
毕竟是学生，能挽回一点是一点，大家能不能出出主意啊？拜托了！
