你拿版上报绿的个数来质疑,我都没法回答你了。
奥本在制定第一季度排期的时候手上是有数据的,尽管这个数据可能不是最新的,但是
不影响他判断排期。
这是他自己说的:我没有理由不相信。

5月份搬家,Excise Tax, 可以不交吗?
印象中刚交了税没多久啊,今天又收到破city of boston寄来的bill了,我真想f*** it 1000遍!
想着5月份偶就要搬家了,这税可以不交吗?等我搬到外州之后再把abatement寄给麻州的RMV?不知可行否?会不会因为我没交税,麻州的RMV把我的记录锁住了不让我在外州注册?

狗狗,很多apartment complex都不能选。Archstone旗下好几家公寓楼都在地铁站出口
附近,到cambridge交通应该很方便。红线尽头alewife那家,2400起价,但是有没有
playground我就不清楚了。我前天去看了Malden center的Gateway,7月初available的
一个unit是2250,heat and hot water included,公寓内部刚刚翻新过,健身房游泳
池都有,对面就是橙线的某个站,去cambridge要转红线,不过总共也就半小时。附近
看起来挺不错的,不过好像没有公园和playground。
那种老房子的公寓我也跟着中介去看了几家。如果你想选择这些房子的话,有几点
你要注意。首先中介只对要出租的那套公寓负责,楼上楼下的其他住客的情况他们一概
不知,也不会给你任何意见;同样,房子附近是否安全他们也不能发表意见,因为涉及

税,我想我是个学生,哪来的20万的年收入啊?打电话过去,接待的人态度不错,不过
更让我生气 - 原来他们给N多个人发过这类信,解决方法倒是很简单,上他们的网站填
个abate form就搞定了。

Malden的出租房还是别做了,真一定要做,就老实地拿permit. 否则,只能非常非常非
常低调地做(偷偷摸摸,小心翼翼,不要开工程车)。

在homeadvisor 上review 很好,4.9 out of 5, 但都是2005-2006年的,没有最近几年
的review.
不知道有没有trick?

我们一般都是虾,茄子,番茄,菠菜这几样,Abate的墨鱼很不错,各家应该都有蛤蜊
的,我爱吃但领导嫌沙子多,所以后来没怎么点过。你不怕沙子多可以试试。记得吃海
鲜topping要点white sauce

13年初搬来加州去DMV注册并换上了加州牌照,当时一共是付了177刀。最近收到
vehicle registration renewal notice 其中有一项是license fee 这个钱是每年
renew都要交的吗? 而不是当初车辆进入加州注册的一次性费用吗?
具体fees如下:
registration fee: $70
license fee: $67
county/district fees: $10
smog abatement fee: $20
这些项目/金额和大家付的都差不多吗?第一次在加州renew registration不了解情况

听agent说是purchase price的1.7%,这还是在有tax abatement的时候。
在NJ Treasury的网上查到下面这个Property tax rate. Jersey City的General Tax
Rate要6%,要是assessed value就是purchase price的话,那这个税也太高了。。。
我想问问在JC买房子的筒子们,你们每年的property tax是怎么算的呢

What's the monthly maintenance charge? How much is the property tax before

If it's really in Newport, that unit is selling at a price that is below the
market. The property tax seems low unless it's still under thet tax
abatement period.
I don't think you can get $2,200 a month for that unit including the parking
. $1,600 to 1,800 would be more realistic.

is that JM is in the 25? year of its 30 yr abatement.

jm is generally decent one. there are some units for sale right now. no idea
about how much saving on tax abatement but in general NJ property tax is
high, almost comparable(but still lower) to nyc's city tax.
thanks roamingbaby for the info. I am finally applying to that. the private
schools in jersey city and hoboken seems quite expensive.

网上冒泡问问大家,请给些意见哦~
3月末签合同说要5月末close,他们也没说什么。
可是现在5月末过去了,他们的材料没有好,无法close也没有个timeline。
具体情况,这是个brand new condo, 我们应该有master deed和CO, 但是人家的master
deed 刚刚拟好(5月初开始催了好久,刚刚弄完),但是还要上交政府审批才可以。
CO也是temporary的,据说要拿master deed 才能要到正式的CO, 而且我们有正式的CO
才可以申请tax abatement(NJ新房减税政策,要在close一个月内申请)。现在看来,
显然他们没有准备好就跟我们签了合同。
我们的租房5月末就到期了,但是manager说可以多住一段时间,他们也在找下家,但是
不可能是一两个月。。。而且这房租也不知道是多少钱,肯定是按月算的,这种情况可
以跟seller要credit么?这个完全是没必要的损失啊。。我看合同里没有写delay了会
怎么样的条款。
老有那么一种冲动,这房不买了,因为seller交涉起来太拖沓,没信用。TAT
请给些建议吧,先谢过大家~

500K - 600K, at most.. Newport is cheaper than Hoboken because 1) too many
A3, 2) Porperty tax is very high after the abatement is over. Most of Jersey
City don;t pay much taxes at all, so all the burden is on the shoulder of
the few rich condo owners in Newport...

Thanks for the input.
Most new condo in upper west is insanely expensive while I don't want to buy
condo over 10 years because they don't have tax abate (rather pay higher
mortgage instead of tax).
east of 3ave is probably the only choice on island :(

1. 他说的这个不是NYC , NYC的new construction和二手房 其实价格差不许多, 他
说的是其他地方,旧房及其便宜, 新房贵许多的情况。 他举的例子是1400$/sqft 这

2. 投资不外乎resale和rent out, 新建condo TAX ABATEMENT十五年, 十五年之后
考虑通货膨胀 每个月的tax加个800块吧 楼主这个预算打个比方 这八百块也不算啥了

That sounds very reasonable, as long as tax does not go up too much as tax
abatement expires. As for price, it's really up to what you can afford.

看对谁来讲了,如果两个人都年轻,希望住得离city近些,交通方便,7年内不用担心
孩子上学,又需要2bd的话,LIC还是挺不错的。我们研究过那地方,700k出头可以买到
新的2bd,有15年左右tax abatement,也就是说基本上没有地税(最后两三年会慢慢涨
到正常位置)。贷个10*1的ARM,现在利率也就是2.875%左右,住上几年,等孩子慢慢
大了或者有老二了再搬到长岛或者NJ的学区。

don't listen to those bs. you would never see 4% re tax in NYC. those are
for suburban areas where population density is 10% of NYC.
you can easily find what the "normal" tax rate of that property is on
government website. That's the tax rate you would pay after abatement. It
may change in future but should be very close.
RE tax is also tax deductible. I guess your marginal tax is at least 33%. So
your can save one third on RE tax. Don't forget mortgage interest is also
