。rate开始往上走以后，mREIT真的不好做了，尤其是很多模型上perfect的hedge都不
work，例如最近的AGNC.
agency REIT没有任何技术含量，leverage高的红利高，但出问题的可能性最大。去年
年底IPO的几个manager以前都爆掉过，连这些人都能重新募到钱，我当时就觉得这个市
场快到头了。
non-agency理论上应该hold up better in rising rate environment，因为
underlying credit quality improved with better economy.但是去年到年初non-
agency都是所有人的最爱(hedge fund, pimco, doubleline)，我也比较怀疑它还能有
多少upside。
最后就是cmbs REIT，这个更像挑股票，对manager的要求非常高。而且leverage相对小
