injection) .结果还不如老款Fusion 省油。也不如Altima和Accord with I4 engine省
油。
实际MPG远小于Ford号称的EPA。
Boost起来的Horsepower 也不如自然吸气的更平滑有力。
新款Escape 也有这样的问题。
看来Ford在向现代学习,全面夸大EPA 数字。

有个小的Park. 我们觉得唯一不好的
是后面小区是Affordable house,但认为有封闭的铁栏杆分割也还ok.可是昨天在签合同
时sales告诉我们铁栏杆那里会有个
Gate(如图红色处),意思是要和Affordable的区share这个Park,我和老公顿时觉得极
大不爽,原因有三,一,安全问题,
二,没有Privacy(Affordable的区在高处,能看到我家院子和二楼卧室)三,resell时
会降低房子本身价值。
现在我们很纠结,不知是否该买。急求各位大侠意见,先谢先! |

个plan,月付差距$950.自住房,打算持有很久(至少5-8年,超过10-15年也可能).
不知道应该选哪一个.双职工,两个选项都能够afford.如果一人失业,能够afford 30年,
afford 15年就非常难.一个问题,看大家说月供不要超过30% income,是税前还是税后
income?
现在做一个算术,考虑15年后的case.15年plan,全部付清.30年plan,还有270,098的
premium left.请问,能不能这样算:这相当于我每个月deposit 950$,然后15年后总回报
270,098.计算一下相当于risk free的回报率5.73%.
但是这个计算没有考虑interest tax deduction.15年之内,30年plan要多付107,337的
interest.假设30%的tax rate,那么30年plan可以多抵掉32201的税.这个税是每年多抵
一部分,换算到15年后,应该大于32201.
这样,实际总回报<2700 |

有些puzzle的是,我不过说了一些泛泛的话,提到了几次“教养”,为什么会有人那么
受不了? 为什么有人那么敏感“教养”(or the lack of it)问题? -- 尤其那些
既非发言者也非被发言者的旁观者?
你的这个帖子,让我忽然认识到,其实“教养”,是一种luxury -- 很多父母根本不
能afford对他们自己的孩子,做到你对你自己孩子的作为。养出来的孩子,行为和心态
自然就不同。 但那些做不到的父母,绝对不愿意承认自己的孩子行为差 -- 你付出
了身心努力才得到的,他们也想要。

to be nice的问题。 如果不能afford - 即没有办法让孩子不跟没教养的人在一起混
- 就不应该教孩子be nice。
确实有人一辈子都很nice还活得不错 - 但他们是有代价的: 必须能afford不跟A-
hole们混在一起,而不是打赢那样的人。 有时候这个是需要discipline, 还有时候就

1.租房 1500老公房,1室户,全装修,带电器空调,厨房卫生间。非市中心区。
2.吃,早餐豆浆油条或者炸糍粑,小饼包子什么的,3块钱 。中餐公司附近,10-15元
,晚饭也在外面吃10-15。一般都是桂林米粉,拉面,各种盖浇饭,骨头汤菜饭一类的

3.行:一般作地铁,一天来回10块,一个月22天上班,220。
4.ADSL+座机和电话费200快,水电煤气300块。手机费50,总共550
这是基本生活消费了,大约要花掉3000-4000了。也就是税前工资要达到6000-7000左右。
到不了这个数的就要考虑和朋友合租,在吃上面省一点了。
剩下的就是出去唱歌喝酒买衣服等等了,这个没有底了。

觉得现在房子很便宜,而且crash那个时候也不贵,看来是我混的太惨了,唉。要是真
是今年再涨20%,就更买不起了。好像另一个标准是房租/房价不应该小于9%,感觉这边
都只有3%
另外我觉得上次crash, 不能说房价不贵而只是因为信贷宽松。假设房价会一直上涨,
信贷再宽松也不会崩盘。只有超过affordability太多,无人再买的起没人接盘了,银
行才会收紧信贷上涨利率,然后房价下跌,这个时候才有人开始underwater然后 引发
信贷危机。如果真象你说的 当时的房价真是非常便宜,很难想象在一个便宜的房价的
环境下,会引发上次的crash |

其说是“风险小”列表,不如说是“房子难涨地区列表”。试论证一二:
1. 常言道“强者恒强,弱者恒弱”。NYC, SF地区房价高企不是一年两年了,支撑房价
的不是那个affordability的percentage,而是能afford的人口数和房子总数的比例。
这里看百分比是没有多大意义的。只要还有人能买得起还愿意买,即使affordability
只有15%又如何呢?
2. 正如high tech公司的P/E要远大于钢铁企业的P/E,一个就业繁荣,前景美好的地区
,其“风险”程度必然大于一个in the middle of nowhere的城市。公司,房产开放商
,和各种就业人群,都满怀希望在这里落户,希望能成功。那么,这样地区的房屋的确
会比较热销。现在已经经过了2000年的泡沫,在商业租价稳中有落的情况下,居民房价
仍在不断攀升,充分说明高收入的人口在不断增长并愿意在此扎根。他们或者是刚刚移
入,或者是经过几年的积累达到了高收入的标准。
3. 在房屋贷款利率可以抵税的情况下,高房价地区的居民有很强的意 |
