location and house layout. You can always upgrade appliances and kitchen in
the future, but not the location. It's quite stupid to focus too much in

windows/siding/roof are big and expensive projects too.
You excluded appliances. But remember even if you buy new stuff when you
move in you cannot take them with you when you move in the future. Unlike
furniture, appliances should be included into your total renovation budget--

查到今年已有的5间成交房子都是98 - 100%，只有我的那间是60%。于是以为自己捡了
个大便宜，前几天还上来bso。结果今天一看，小区里刚刚close掉的一个房子比我的居
然还低1/4, 45k就成交，我顿时郁闷了。再仔细一看，那间房子装修可能稍差，但维护
比我们好多了（我们的丢空过两年），而且还带appliance。我们光添置appliance就用

？签contract 前inspection 时发现了不少小问题， 但seller 都没答应修。 因为和
另外一个人bid， 这个人就因为seller 不给修或credit 退出了， 所以这机会就给了
我们。 不知道像这种情况，这个walk through 还有什么作用， 即使final walk
through 再发现什么小问题， 估计也要不到credit 了。 seller 早已搬走了。可以
看看所有的appliances 的manual 在不在？ 要没有的话找他们要？ 现在所有的
appliances 的manual 都在网上能找到吗？ 还是问问他们有些东西怎么用（像home
security system， 洒水的系统在什么地方等)， 要注意些什么? 但这些问题都要

者是热水器漏了。
具体情况是这样的：
洗衣机在热水器旁边，热水器被一片墙和洗衣机挡住了，所以只能大概看到热水器的情
况，不把洗衣机搬出来没法access热水器。

现在看到的症状是：
洗衣机下面的地上有水，估计是洗衣机漏。大概两三个月前洗衣机漏过一次，是一个很
细的感知水位高低的水管接头的地方脱开了，水就从那里流出来了。还没打开看， 但
怀疑是同样问题。不过很让我困惑的是热水器底下接水的圆盘子里面也有大概两厘米高
的水。当初装热水器的时候，先在下面垫了两块2x4的木方子，然后再放一个那种专门
放在热水器下面的大圆盘子，上面再放的热水器。如果是洗衣机漏水的话，水不会进到

其中demolition是找清理公司做的花了两千
labor，因为用licensed plumber，总共是六千，电线的rough in还是自己扯的。
橱柜包括台面是一万六不到一点点。
appliances是八千
木地板两千不到
还有七七八八的建材
三百英尺左右的厨房。这是俺当年第一个renovation project，demolition如果自己租
dumpster全部自己弄，然后不要找licensed plumber，而是自己画Plumbing riser
diagram，可以省下来三千。但是三万三是怎么都要的。
安装中档标准翻新的。找general contractor要价是七万不包appliance...

电路的问题，但是inspection report上面并没有写出appliance老旧的状态，还能跟

mortgage+escrow+HOA+utility: 40%
吃： 10%
车（包括汽油保险维修注册费过路费等等）：很猥琐的5%
购物（包括衣服，home goods,电子产品等，不包括appliance）：10%
Home improvement/maintenance/tools + 家具(不包括搬家前换房顶地毯买家具什么的
）：10%-
旅游+娱乐+文体+医疗(copay)+小孩各种活动+其他：10%+
剩下15%，只能作为大修房子,更新appliance,还有换新车的reserve。以后家具和home
improvement开支可以略降一点，但是小孩开销越来越大。
以前租房的时候，也就少交个escrow（房租跟mortgage+HOA一样），不用修房子，基本
不买家具和homegoods，utility少几十块，但是感觉能剩很多钱。
唯一能寄希望的是涨工资，开销肯定也跟着涨，但是至少mortgage不会跟着涨。 |

合同上写的是Inspection发现要修的事项大于300刀可以提交维修请求，他们会在7天答
复修还是不修，还是给credit
还指望查出点毛病要credit呢； 结果inspector去验房时一个劲的说这个房子真好啊，
保养的真不错啊，加了不少upgrade，crawl space是最近看到最好的，之类的话 （
Inspector是realtor推荐的是不是都这样啊；没办法review好的都不能马上约到，只有
这个关系户第二天就能约到
