我的情况是这样的，我所在的Town，Assessment是按照100% Market Value, Property
Tax and School Tax都是按照Assesment来估算.
去年8月买房，购价是Assessment的78%。我的房子是整条街上中等大小，但Assessment
几乎是最高的。我的房子的purchase price和整条街上的所有房子中Assessment最低的
那几栋相当，也就是说在不景气的房市下，我以比较低的价格买到了房子，但购买后没
有对房子的任何结构进行维修、改建（连地毯都没换）。按照原本的Assessment，每年
的税要5K-6K。如果按照purshase price，每年的税在3K-4K。
在年初的时候，申请调整Assessment，要求把Assessment调整到purchase price,并列
举了临近街道上类似但Assessment明显比我的房子低的几处房产。结果在五月初收到通

比如你们家的房子值1000K，但是assessment value完全可以是600K，这之间的比率，
就是所谓的common level ratio，或者是director's ratio。
如果只是为了征税，房子的绝对assessment value是没有意义的，只有相对值有意义。
比如说你家的房子的assessment value是600K，你们邻居家的是1200K，那么你们邻居
家要交的地产税就是你们家的两倍。这个在效果上和你家的assessment value定为
1000K，你邻家定为2000K从效果上是一样的。
当然，assessment value是根据fair market value来定的。一般都规定，所有人家的
fair market value除以assessment value所得的商不应该与一个固定的比例相差太远
（超过15%那肯定是太远了）。这个所谓的common level ratio是每个镇都有一个的。

川普加税新政上狠狠补刀，妥妥地雪上加霜。
房是2015年买的老黑小，房龄40，买了以后没有做过任何装修。前屋主大概是2013或14
年的时候做过一些厨卫的装修。买的时候成交价是比当时property assessment高约25%
，当时觉得挺划算，现在明白这是town里挖好的大坑，设置好0.8左右的equalization
rate，为以后涨税打基础。
town里评估3年做一次。小区里大概有20栋房子，房型相似，都是40年前建的了。这次
评估前大家估价都相差无几。房子从2011年到2017年平均每年易主一套，上网查了一圈
，这次受影响的是2015年成交的两套和16年成交的一套。17年11月成交的一套可能由于
接近年关，反而幸免于难。看到这些信息就觉得很不公平，为什么15、16年的房主要特
殊对待多交15%的地产税？于是想来请教一下各位，这种情况appeal有希望吗？上网稍
微做了一点功课，目前想的是：

，周围小区最近上市的房子list价基本和这个assessment value差不多或者低一点，而
成交了的就都比assessment value低个好几万。
看中的这个房子自1971年建好后就一直是one owner，没有成交纪录，网站都查不到估
价。上市470天了，从来没有过offer，我们是第一个下offer的。这个房子2008年
assessment value 41万，现在onwer降到45万不再降价了，我们已经出到43.5万了，虽
然很喜欢这个房子，但也不想再加了。 实在是纠结啊！
另外，那个assessment后面的ratio，是应该乘呢还是除呢？
比如 assessment value 41万，ratio 是0.9, 那房子价值应该是 41x0.9=36.9还是41/
0.9=45.5呢？ |

the places, they don't have the man power to do this year's assessment
value based on last year's date. what they did is using date for more than
18 months ago. any way, find out couple of more alike properties sold at
similar time frame with either less assessed value than yours or sold price
is lower than assessed value to support you. good luck.

我注意到在Profit&Loss里面有Base assessments（~$62,000)和Special Assessments
($450)。我的理解是Special Assessments是HOA fee之外另外交的。可我不是很清楚
Base assessments。这个就是HOA fee吗，或者也是要另外交的？

value, not market value. Sometimes the town will do reassessment and adjust

其中2010年的数据
assessed value-total $180000
assessed value-land $40000
assessed value-improved $150000
这些对股价有帮助吗？大家一般都是在listing基础上看多少啊？我看周边的都是在最
初的listing上off 20%以上成交。但这家房子好像降级特别慢。

land value: +$15,656
Improvements: +$6,821
购买后，12月份收到的re-assessment (corresponding to the purchase price). The
re-assessed value 增幅为 （在上面的增幅的基础上）：
land value: +$216,884
Improvements: -$24,321
所以，相对2015-2016 assessed value 而言，2016-2017的增幅为：
land value: +$232,500
Improvements: －$17,500
请问，这正常吗？为什么总的价钱高了，improvements （房子本身）反而贬值了？前
任屋主做了一些re-modelling, 都有permit. 当然, county也没人来看.
对自住屋，是 land value 高些好，还是improvements （房子本身）高些好？如果

, you can file appeal.
therefore, you calculate fair market value (3 recent comparables within same
subdivision),

年11月交的是根据1/1/2011 assessed value 得出来的。
程序是 assessment -> determination of property tax per tax rate -> mailing
out property tax bills.

两个coding：
1. Give array, return the number of possible arithmetic sequence (等差数列)。

2. Given a tree of N nodes, return the amplitude of the tree。Amplitude 就是

coding实在codility上面做的~~~
Reasoning和GMAT很像。有简单数学，和推理~~~
Reasoning：
1~5填表格，空了五个数，推理数是啥。
有一类就是给出假设，statement，结论，问充分必要性。
还有一类就是给statement，然后问上面的statement支持下面哪种情况。

assessment，那你的assessment应该是市场价的一半。差个一点半点比较难降，如果差
的超过10%以上的话，可能性比较大。也看你们town assessor好不好说话。你appeal也
不损失什么，试试呗！ |

大家都知道，lexington 的 purchase价格远远高于 assess 价格。 难道，他们真会将

总的来说，这个不是知识考试，无需准备一大堆专业知识，不要紧张。时间给了90分钟
，足够了。
题目内容主要包括两个方面： 一是过去的工作经历，一是模拟将来的工作氛围。
过去的工作经历， 占的比例较小，20-30%。就没啥好说的了， 实话实说呗。
模拟的将来工作氛围是重点。主要看你如何处理工作时的人际关系，如何安排工作计划
，如何协调与客户关系，如何克服项目困难，等等。感觉挺真实的，工作时就那么些事
。就照你的个性，随心所欲吧。
参加这个assessment之前，来这个逛了一圈，却没找到这方面的帖。描上几笔，也算是
做点贡献吧。@_@ |

今天lz收到两个作业，过了一个挂了一个。 。。
根据lz最近的经验，个人感觉这个东西比电面难过啊
首先你不能跟interviewer交流了， 写错了都不知道。今天挂的那个就是因为code里面
bug太多了，要是phone screen我肯定会提醒他的。
其次就是code摆在那里，interviewer有更多时间看， 自然就有更多时间找你的bug
而且这个东西比较新, interviewer不见得人人都有经验，比较难把握尺度。。。
不过online assessment这个有个优点就是题都真心简单，lz也不知道这是优点还是缺
点，因为大家基本都会做，只能从鸡蛋里头挑骨头了 |

另一道是给了四个int，求一种顺序，使得前一个int减去后一个int的差的总和最大。
reasoning assessment一共20道，45分钟，我遇到了四种题型吧，第一种是看表计算题
，第二种是读文字计算题（比如算个税什么的），第三种是读一段文字，选择最贴近的
conclusion statement，第四种是读一段文字，然后给了个陈述句，问你这个陈述句是
一定true，可能true，一定false，还是可能false之类的
最后的work style assessment就是心里测试，我貌似做了248道左右，好像是和hogan
合作的。 |

HR邮件里写的是 skills assessments include a multiple choice logic section
and a critical skills section and typically take 1-2 hours. The evaluation
is based on both speed and accuracy。 You do not need to study for any of

the purchase price. Can county assesor assess the property 15% higher than
bank of america assessed several months ago,

appraisal是银行贷款时候对房子的估价
assessment一般用于county对你房子的估价来征税
二者在有些州很接近，在加州可能相差十万八千
有的好区的房子，要是卖银行能估价出200万，county收税的assessment也许只有10万
，呵呵。都是prop 13搞得鬼 |
