of the credit market literally forzen in the mid of the panic.
While, the tide turned and credit spread narrows this year (so far). |

1.如果seller破罐子破摔了，想尽量白住，那你没办法了，move on吧，这个case肯定
要被foreclosure了。
2.如果seller还能配合你，那这个short sale的希望比以前更大，因为银行知道已经从
seller那里札不出东西来了，如果foreclosure了那银行损失更大。两害其轻，银行一
般会同意short sale的。这种情况对seller来说，你得给他点甜头，否则他已经没什么
可损失的啦。白住不白住。
3.file bankrupcy 也有两种，chapter 7 or chapter 13，这其中又有不同。我也不太

据说房主一家都跑了，现在房子是由一家trustee在接管，房子没有disclosure等资料。
1：
网上写shortsale，电话问又说是已经brankcrupcy。这种情况的房子正常么？不知道
到底是short sale还是bankrupcy？
2：据说该房子的title是干净的。listing agent那边建议我们如果有疑问可以打电话
问负责这
个房子的title公司。这种情况需要律师来查看相关文件么？？如果需要请，什么时候
让律师介入比较好。。
3：这种房子在欠未知债务方面的风险是不是比一般的房子更高？？房主跑了，加上又
说是破产，但又写的short sale。感觉比较乱啊。。。
之前发了个贴，没有把问题说清楚。麻烦对short sale买卖，以及破产房买卖熟悉的朋
友提点看法和建议把 |

approval,then it is easy too and you should be able to close as the regular
sale. However, if the short sale is still pending the approval, the closing
time can be from 2-8 months. You might not get it if the seller got
