遍，受益匪浅，现也和大家分享我的经验教训。精华区中有的我将不再重负。
1．如何找realtor
我因为不想浪费太多的时间，所以没有花太多的时间看房子。我的realtor 不错，给了
我很多很好的建议。如果你有充足的时间，建议你花一个月的时间找2到3个realtor带
你看房子。很多realtor很pushy, 会让你给offer. 但是千万记住，这时不能给offer.
因为给offer 的话你要跟realtor签合同。这个时间是让你比较那个realtor更好，还有
熟悉你要买什么样的房子和目前的market. 一个好的realtor应该熟悉目前的market,
应该能够给你指出这个房子的好处和坏处。如果一味说好的realtor, 你就不用理他了
。经过这一个月，你应该能确定你的realtor，并且知道你要买什么样的房子。
2．如何找inspector
你可以在这个网站上找inspector。http://www.ashi.org/

After yesterday pouring rain (~80F), we did not see any wetness but the
dehumidifier was showing 72% RH and seems like the owner set the target to
60% RH. and it has a pipe to drain the water to outside.
Is this humidity normal? I heard anything beyond 60% RH is getting into
dangerous zone of growing mold?

If you can afford, 15 years might have lower APR.
Walk out level basement is a big plus for me. I won't consider a non walk
out basement at all.
It looks to me the two left to Lot A have more public area to the north
which they can use as 'private', that's probably one of the reasons they are
sold first.
Add options that can't be added later, such as base area, 3 car garages, sun
room...and definitely 4 bdr.

hurriane没有预期的强,我住的公寓也没有什么事,可是今天一看傻眼了.我要买的房子
是图中标出的,房子没有受到什么损失, basemen 也没有漏水.HOA应该也会负责清理什
么的.
邻居一个老美说她也是第一次看到滑坡.我担心以后还会不会滑坡,还有,山坡上的房子
不会滑下来吧? |

发帖数: 81 | 10 他说这是drywall installation问题，质量高的builder会注意装时候避免creating a
joint at door／window corners。以后容易产生crack. 换言之， 应该用一大整块
drywall， cut中间放door/window ， 而不是用些小块的drywall拼接在door/window周
围。可是如果用一大整块drywall， cut中间放door/window比较费工费料，有时侯是
builder为了省钱，有时候是工人为了省事， 就用些小块的drywall拼接在door/window
周围. 时间长了，不知道受力不均还是怎么，这些小块的drywall之间就裂开了。
这房子是半basement半crawlspace。basemen地上有一条crack，不粗，貌似问题不大。
crawlspace我就不知道了,看不清. 其实车库地上倒是有两条crack，又粗又长, 不过据
他说都不要紧。

买的房子。地下室的情况跟你的类似，墙面上的凸起更多。这个人说这说明墙里面都是
水，要在靠近foundation footer的地方打眼，把水放出来，地下室里面靠墙要挖沟，
装排水系统，大概要7000块。房子外面也要挖沟，把水引开，又是6000块。地下室没装
修算是好事，这样起码你还能看到问题，选择要不要修。如果装修了的话，可能这些问
题永远也不知道。 |

发帖数: 167 | 14 这几年的情况，这里的房子，考虑到realtor fee，resell能挣钱的很少，一般持平就
不错，跟05，06年以后的房价比。但是总体房价不算贵，出租情况不是太了解，不知道
有没有什么途径可以查相关信息，据我观察的情况，多数上市1-3周就租掉了，个别的1
，2个月也没租出去。整个学区内，目前市场上出租的房子很少，我下面看的这些房子
的学区内，只有1个目前在出租。
目前感觉有这几栋房子可以考虑，都是当地最好的学区，也都在同一个小学的学区。
1. 2000年，2500尺，finished basement，3车库，在一个当时是比较好的小区，前面
一半贴砖，厨房是全新的，应该可以26万买，房产税7000，估计租金可以2300-2500
2.04年，2300尺，basement只有个厕所，2车库，前面不贴砖，低档区，应该可以21-22
万买，房产税6000，估计租金1900-2100。也许可以更高点。
3.04年，2800尺，unfinished basemen,2车库，车库上基本都是房子，一半贴砖，中档

自看一看。yard sale要早起才容易淘到好东西，moving sale 常常容易找到便宜又好
的东西，早上在clayton 拣到一个书桌，一个台灯，一打从没有用过的还在原来包装里
面的茶杯茶盘。中午决定去富人区转转，顺便参观一下豪宅，一般yard sale，只开放
garage，但是moving sale 开放的却是整个house。 东西真是多呀，摆的满满的， 其
中一家是两个老夫妇，已经在那里生活五十年了，一共有7个子女，最后一个小孩子结
婚后他们决定搬走，从房子和屋里的摆设来看，足见主人家当年的富足。男主人一定是
个品酒迷，basemen 还有个藏酒室，不过吧台都拆调了，只有半扇门孤零零靠在墙边。
几十个case的红酒杯，很多居然还没有被打开过，还有很多的品酒和cooking的书籍，
主人家看来还是个美食家。各种杂志分类按年摆好，居然还有七十年代的playboy，打
字机打出来的主人的名字和地址还贴在上面，想想美国这三十年好像没有什么大变化。

搬运是明码标价的， 可以做个参考
都是fully insured， 保险额不知道是多少，我觉得一般的
damage都cover没问题
一般小的Haul service， 400lb 以上的东西搬到2楼是没保险的， 搬到basemen我觉的
可能差不多
建议先把safe 要走的通道尺寸量好， 因为很多tight corner 不一定能转地过来 |
