不到。看了看Austin西北学区好点也就steiner ranch跟Brushy Creek/Avery Ranch这
俩块儿。感觉steiner这小初高都还好，而且社区看着比较高尚。Brushy Creek/Avery
Ranch小学还好，初高都不太好了，住10年就的搬，不过房子大，新。大家觉得Cactus
Ranch Elementary这个学区的房子怎么样？这个小学好像排名还挺靠前。这边比
steiner离我上班的地方近些。 |

rock的文科在一定程度上超过McNeil， McNeil的health & Science program 在round
rock学区是最好的 。问题是Round rock去年高校排名在McNeil之前，McNeil这几年一
直在退步。前年great oak对面新建了一个highland horizon小区，学区想把这个小区
划入McNeil， 但是如果这样的话， McNeil就严重超员，所以一定要划出一部分，结果
brushy creek地区要重行划校区，当时的三个方案遭到了大部分住户的反对。基本上所
有原McNeil学校的都不愿被划到Round rock，后来学区综合了各方意见拿出了第四方案
，把great oak小学的住户全部划入round rock，brushy creek小学的保留在McNeil，
新区也被划入了Round Rock.我有很多朋友住在Great oak附近，后来据他们说，划入
round rock并不是想象的那么坏，如果你的孩子是学文科类的，Round Rock文科还不错

这个价位的。有个同事去年底买了Brushy Creek附近的房子，2000尺左右，25万以内。
小学应该是9分，中学10分，高中9分，算挺好的学区。附近有HEB。 |

Brushy Creek 周围还有 Great Oaks Ele, 两个小学都很好，大概是8-9分的样子如果
满分是10分。小学没有那么重要，差不多就好。Traffic 好多了。
看你上班的地方在那，如果南边，Brushy creek 就太远。 |

前面那人说的那个区，其实已经不是奥斯汀啦，虽然round rock学区也不错，但是就那
个房子所在的地方，在round rock学区里面都算不上最好，高中应该是round rock
high吧，和McNeil差不多烂，全国排名不知道是500多还是600多，反正一定是400靠后
。西北的spicewood 78750，78759的一部分也同属round rock学区，但那边的学校比
78681这个区好多了，westwood high好歹也在100名之内呢。奥斯汀南部78749那边虽然
高中一般，但是可以去上LBJ啊，那也是排名100以内的好高中。
光小学好没用阿，78681和78717这两个区里面的小学都不错，great oak 和 brushy
creek没有一个比Fern bluff 差的。但中学cedar valley 和后面新开的那个叫washy？
？什么的（不记得是不是这么拼了）还是比canyon vista差一截， 更不要说高中了，
除了westwood， 一所比一所烂。

对于lake travis那边，也就是620大坝的那边还真的不太熟悉。 |

发帖数: 518 | 17 对，那两个builder不怎么样，但是avery ranch的房价一直很稳定，比brushy creek这
边好很多，这边的builder也就david weekly还马马虎虎，其他也都是烂货。
westwood，至于它什么升级至exemplary的，我没打听过，但看看排名就知道，2006年
2007年的排名在有些网站上甚至超过westlake，一直在100名左右，从来没有比
westlake差很多。
要说亚裔，westlake当然有，要说很多，和westwood比可是差远了，westlake 9%亚裔
， McNeil 11%亚裔，而westwood 22%的亚裔。看来你对亚裔很多的这个标准要求太低

发帖数: 675 | 21 今天去看了Standard Pacific的房子，感觉质量是比D.R. Horton的好一些。也不知道
是先入为主了，还是确实质量好。至少，floor plan还有窗户等细节设计的很好。现在
就是不确定brushy creek和avery ranch两个区，哪个好一点。毕竟avery ranch有个高
尔夫球场，还有公共的泳池什么的，感觉稍微好一些。请了解情况的朋友们，给些意见

划算些，决定还是想考虑买北边，粗略的研究下，还是发现anderson mill 这块是交通
购物比较方便的一块，avery ranch 和 brushy creek 那块环境不错，感觉治安应该好
的，因为目前不是重点考虑学区，比较要考虑的是方便坐车到UT 的路线，除了
anderson mill，所以还发现leander 那里也算有个总站了，为啥那里房子便宜将近10w
刀，真是很荒凉地价便宜吗？
想多听听各位有经验的朋友的意见。

crazy. That's why I bought in Steiner. Steiner is the best
master community in Austin. The life there is quite good.
But, from my experience there, the traffic is horrible.
It's not Steiner itself, but the traffics from the lakeway.
Everybody came from Lakeway separates into 2 directions
at the intersection of 2222 with 620. Also, traffics on 620
is pretty bad too. If you leave before 7:30am, you will be

到98年的。realtor 建议我们不建议Canyon Creek的房子，因为那里交通上下班太堵
，而且学校亚裔孩子太多，竞争压力大，孩子会很辛苦。
请问大家是不是交通太堵，不方便？家里有上小学的孩子，听说那里的学校还不错。
Realtor推荐Brushy Creek那边的房子，那里的房子更新更大些。Austin 的朋友能不能
建议一下，有孩子上小学，那里买房子比较好？ |
