在La Regencia Apartment住三年，2009年底搬出，结果被charge壹千多刀。
换地毯 600， 修玻璃 400，heavy cleaning 150。nnd把我的500押金扣完，我还要另
付6，7百。
而实际情况是：
1，有一块地毯是脏了一点，清理一下就可以了，也用不着换新的亚。可自己没有经验
，没有保留证据，也没有move-out时要求和leasing office共同作inspection，没有
carpet照片。没经验啊。换新地毯1600刀，按5年的使用寿命计算，正常使用3年，要求

我们先铺carpet，等娃娃满两岁了，再换木地板。tile比carpet贵很多呢，敲掉也贵，
如果马上要换木地板的，肯定装carpet。如果不考虑娃娃摔跤，upgrade一下tile的排
法，中间加小石头点缀很好看呢。 |

In Texas, the title company and lender will make sure all the liens are
cleared before close. Otherwise the lender won't fund. I saw more and more
picky lenders. Some lender even won't fund if there is a carpet missing in
one room. One buyers have to put in a cheap carpet to meet the lender
requirement though they will rip the carpet off after closing since they
want to install |

Rent a rug doctor.
Put an ice cube in each indentation, and let cubes slowly melt. Wait 12
hours, blot up wet spots, then use the edge of a spoon (or fork depending on
the type of your carpet) to lift carpet fibers back up.
I don't know think you can avoid this unless you use commercial grade carpet

荐的人给换的.比一般carpet store能给的最低报价低20%-25%左右.HD和Lowes比一般
carpet store还贵.他们的$3-$4/sqft(加pad)的地毯,网上最多$2/sqft.而且他们安装
费也不低.号称$139装全house,但steps另算,旧carpet的tear-off和haul-away也不便宜

The mold part is minor and is only about $110. The major thing is the carpet
. They said the normal lifetime of carpet is about 8 years and the charge
was prorated. The major question here is that whether it's normal for them
to charge the carpet replacement cost on our security deposit. Sign.黑心

their duty to do normal maintainence. Just tell them you want to go to the

tile is cold unless u choose heated it up. So hardwood in kitchen is fine
for me.
hallway in second floor can be hardwood. Still prefer carpet in bedroom. I
have cat, long fur. Carpet is fine even with cats. I try not to let them get
in bedrooms. Hardwood is much easier.
My cat uses carpet to sharpen his paw. And it is fine with me. you can
hardly tell any difference. Don't use berber with loops. Use berber kind
without lo |

XX represent the renting company
1) XX never gives me any copy of the lease when we take over this apt on
Dec 2009. That is the reason why we don't know we need to let XX know one
month ahead of time before we move out. It is totally the renting office's
fault for not providing us any copy of the contract.
In the mail that XX sent to the forwarding address, we are asked to pay $110
for cleaning. 229.02 for painting and $75 for the carpet.

to move all the furnatures. Either you have to that or it will cost you a
lot if somebody else do it for you. They can install carpet in your house in
one day. The best option to clean up carpet is hiring professionals. If you

loews and buy the solution for that machine. |

the carpet. so if you replace carpet make sure yourself vacuum it. buy a
shop-vac do it. i did it by using my dyson dc28, 心痛啊，被旧地毯的staple把

同学一点有用的info.
地毯的状况是这样的：
住进来4年了，自己本来就不是什么high maintainance 的人 + 有小狗狗和我回国时家里
出现过的令人讨厌的东西。
还有一些dark spot,特别是厨房出口处，和楼梯口。
和我家狗狗potty training时在地毯上的accident 的痕迹。
以前用pet专用的地毯清洁剂，除味什么的没问题，可是没办法彻底清除痕迹。
厨房出来的有油的dark spot,买过high traffic carpet cleaner 也不怎么管用。
收到cleaner公司的coupon，可是一想到要先把屋子都收拾好，还要等人来就头大。
而且价格也不菲。
最后，无意中在网上看到有人去home depot自己租cleaner equipment.
昨天就拉着bf去home depot 侦查了一番。

收到这个吗？另外，怎么确定如下的东西是好的，还是需要被Charge的？当我们搬进去

本的共识？

that's all, no tax no any extra charge, no matter how dirty ur carpet is, hehe
I know another carpet cleaner who can do a 2BR for $60, but they ask for tax,

upstairs. The quality of builder's free carpet is very low, especially
Pardee's. Once you fill your house upstairs with furniture, it is very hard
to replace carpet. On the other hand, it is very easy to replace downstairs
flooring - you just move everything to the garage. So usually I suggest
upgrade upstairs flooring to the highest you can afford. Downstairs can wait

your carpet is a very common one, it is dirty cheap.
Then at home cut the burned section carefully and replace it with new patch.
or don't cut at all -- it is better -- just overlap the new carpet on top.
either way notify owner first -- some times respect is more important than
cash.

了家。上星期收到notice，说共charge我们$780 for moving out，这样不仅不会还给
我们deposit，我们还得另外付钱给他们。大概的charges是这样的：
1. complete cleaning - $200
2. carpet damage/replacement - $530
3. misc - $50
我们搬家的时候请了专业的cleaning service，弄得很干净，还照了pictures。地毯总
体来说很干净，只有一些家具腿留下的痕迹（temp的）和一点点脏。我们年初找过
carpet cleaning，这些脏的地方很容易清理，然后carpet看起来跟新的似的。
apartment不可以养宠物，我们也定期找人打扫，地毯maintain的很好的。仔细看了
invoice，他们是把整个地毯都换掉了（900 sqt），总价$1,700（材料+人工）。不知
道 $530是怎么算出来的，觉得是用当初的总costs按3年折旧后跟我们要钱，或者 |

个square feet。 加上pad， 这cost 真不小呀。 想自己rip off carpet然后叫HD 或
lowes 来装new carpet。 把old carpet cut 成小块装在trash bag 里，每个星期在外
面放一点， 让收垃圾的收走。 请问有人自己remove 过地毯吗？难度有多大？ google
了几个youtube， 似乎不是很难。 不知道我是不是低估了。 1千多尺的地毯要省五六
百呢。remove一千多尺要多久？
