政府的appraisal：189，400
agent给的comparison，同一个小区，有车库的，面积在1500sqft左右的最近一两年成
交价在21万-22万
我准备下个offer，第一轮还价178，000合适吗？

第一轮：17.5k；卖主counter：18.2k，这个房子是2月13号上午list出来的，到昨天下
午为止接了两个offer，房主说愿意先考虑我们
第二轮：我们想出180k，我的代理劝我衡量一下，让我们出181k， 30分钟后卖方代理
回信说愿意成交
就这样最后以181，000拿到了这个房子。ranch结构，0.24的院子，1341sqft，离小学
步行10分钟， 离公园步行10分钟,Gas
缺点在corner line，只有1.5baths，只有carport
同一小区有garage，不在corner的房子，面积差不多大的，也只有1.5bath的，差不多
在21-22万。所以我还是比较满意的。虽然有很多不足，或者说硬伤，毕竟价格在那里
。以后努力赚钱买大房子吧！

在外面用，一个在里面用。
我乱按了一通，车库门没有反应。
问邻居不好意思，只好来这里求教。
在大农村时，只用过carport，没用过garage.
真的不是坑。具体说说看。

这个有点旧，部分不够准确， 参考可以啦。。
验房师，本身是个专业的技术活，要上懂shingle，下知crawling space。 要知道地区
的建筑政策，熟知building code，还要明白电路，新式的燃气，制冷用品，林林总总
，总之有关房子，啥都得懂，甚至要知道detached carport， swimming pool的事情（
哪里容易出事，哪里会有老化的问题，就是后院多了一堵挡土墙，他也得明白这墙脚底
下应该是什么，专业的还要知道是哪种树，种在哪里，和地基下水道的关系，，，这个
地区有没有道路的改建和下水的重建等等，不一而足，反正你还能补充上很多的方面，
，，，最重要的是结构，上下水，电三大块。
当个好的，knowledgeable 的验房师很难。可以说到了成精的地步那就是能人中的能人
。 （我的一个验房师一眼就瞄到前房主重做了rafter tail的问题，当时令我惊诧不已
，随然这小子的报告里没写，这个事情还是导致房子退了）。
所以啊，市面上的大部分验房师懂得不是很多，论知识都是rookie， 嫩青子，属于一
