今天 paypal 给了个 Case, 说 buyers filed a chargeback and
asked the credit card issuer to reverse payment。
The buyer claims that this purchase was made without authorization to use
the credit card.
有delivery notice, 还有buyer的feedback, 说了个Thank you.
我会去respond 这个case, 但我担心的是The credit card issuer decides if the
buyer's claim is legitimate.
这种情况下, 我会不会也有理没地儿说? 好像credit card issuer's decision 就是
final decision, 不能上诉。 我也没有什么经验。

所以你的credit line越高,一般而言应越有利。只要都按时付清,没欠债就行。

1. Become paying members of all three credit bureaus (cost you about 3*$15
per month)
2. Electronically dispute the unpaid bill. Tell them that you never heard
of this bill, it does not belong to you. In order to resolve the matter
quickly, you have to say that you do not owe the money at all. Do not
contact anyone else, only contact the credit bureaus. Contacting anyone

However, for purchase from builder, they have their designated lenders work
with them with some special deals, so they might imply that total credit $
10K are from seller and lender.
You can argue with seller for the credit "only" from seller, but I think the
chance is very slim. Also, for closing cost, if the rebate is more than
closing cost, you would not be able to get the money back. You either use it
or loose it. |

the agent to check your credit once you make final decision to work with her

there are two borrowers, lender will choose the lower one for the rate quote

Broker不能帮lender决定这个事情,但如果直接找的lender借钱,这些问题都是可以谈
的;或者是有经验的broker,在把这些提交给lender之前,都会斟酌的。
比如像LZ碰到的情况,反正是$1500 credit,为什么要写repair credit,难道就不能
写成closing costs credit吗?反正对各方都一样。
Lender担心的不是credit amount本身,而是房子本身,这跟inspection report关系不
大,只要appraiser说这个房子可以住人,Lender是很少question的,但如果你突然冒
出来说,这个房子要修,不管是200块钱修,还是20000块钱修,只能证明一点,房子有
问题;而房子又是贷款的collateral,collateral有问题,银行当然不愿意借钱。 |

我房子银行要价10万。我第一个offer是full price,但要银行给2000 closing fee。
我的中介说这样比较好看。交上以后,第二天银行给信说有三家下单,再给每家一次机
会重新make offer。银行是大爷,其实他们这样做真不要脸,当然你没办法。
这样的情况下,我的中介建议我去掉索取closing fee,争取拿到合同。我改为出价加
两千,还是要closing credits。
结果拿下合同。
当时还是很担心是不是出价太高了,不过因为看房子很累了,疲了,想想其实为几千搞
来搞去也没太大的意义。最担心的是房子拿到了,有严重问题,很多费都交了,是不是
即使inspection后退出也会损失几百大洋。
其实想通了也没很么,干什么没风险了?
这是我第一次买房子,什么经验也没有。中介告诉我如果房子出现了大问题,银行是有
可能给修或者credits的。我也是将信将疑。
inspection后,房子没有超大问题,但是各种问题写了58页。最大的问题是房顶只有2
到3年寿命,空调坏了,还有所有的窗子foggy,有的门可能要换。前两个问题是在下

短时间内同一类型的hard pull在短时间内对credit不会有太大影响,比如您去买车,
Nissan,Audi,GMC都pull了您的credit,但是对信用分数并不会有什么影响。
再者,broker和lender之间的credit report都是可以transferred,一家pull了以后,
可以要一份copy,上面有一个reference number,这一份report可以被其他人使用,这
样一来就避免了重复pull credit。 |

credit成绩恐怕还不足700呢。
只需要按楼上提到过的那个网站去要免费的credit history report就可以了,不带分
数的通常都可以免费拿到。
找到那个collection,尽快联系医院和讨债公司,首先要问清是否能够能够从3个
bureau撤销collection记录,如果他们不能保证撤销这个记录,仅仅能做到balance是
零,对于修复credit成绩意义不大。也可以联系bureau询问是否有方法撤销collection
记录并且修复成绩。免费的credit报告上会有一个10位的number,打bureau的电话,报
相关的10位号码就可以找到人问。 |

$1,400?您可以先问问清楚,因为每个lender的费用是不一样的,所以楼主应该看看除
了lender fee以外还可以拿到多少credit去cover诸如title insurance,transfer tax
等其它的cost。
怎么样比较选哪种利率好呢?400K的贷款2.875%是拿2500的credit,每个月payment为
1659.57;2.75%是拿1000credit,每个月payment为1632.96。1659.57 - 1632.96 = 26
.61(每个月省的钱),(2500-1000) / 26.61 = 56.36个月(4.69年),也就是说低利
率的每个月payment的优势在4.69年以后才能体现出来,如果4.69年之内房子卖了或者
是refi了选低利率就亏了,因为高利率的多的credit是在close的时候就拿到了。

可以使用同一个credit report,用序列号重新reissue一遍就可以。如果不是同一家
credit agency那就要重新pull了,这次hard pull和买房的应该是要算两次了。一般来
说同一类型的credit hard pull短时间内只算一次,但是相隔两个月算比较久了。

如果按照这个计划,现在是拿低利率好呢,还是高利率好。感觉有点矛盾。现在好像利
率已经上去了。16年中的时候好像利率最好的时候(2.8%)。不知道今后3-5年利率会是
在哪个水平。
我个人想法是,现在利率还是属于低利率水平,先用这个利率,自己手头攒点钱,然后
3-5年后可以投资或者买其他房子,这样3-5年后的利率如果比较高,我也可以多付些现
金。

我买了个新房,到目前为止已经delay半年多了还没开工。昨天翻了翻合同,合同里说
两年内closing都无责任。昨天seller打电话来通报新进度,说考虑到我们等了很长时
间,现在的apt年底到期,明年短租的话会有loss,可以返些credits回来。我agent的
意思是只要几百刀,即明年短租和长租之间的difference。我觉得有点少,应该再多要
一些,理由是原本今年应该交房的,我本来不需要明年再续租三四个月的short term
lease(1500/月)。况且为了凑down payment我年初时把理财全卖了,还在高位换了美
元,这半年来已经损失七八千刀opportunity cost(今年大盘走势大家都懂的。。。)
,是不是可以考虑多要一些credits?要5千刀的credits可能性大不?大家来说说你们
