一般开了checking account，银行会推荐你开credit card，如果不批，他们就会推荐你先开
secured credit card。你给银行500，你的credit limit就是500，给1000，就是1000
，这种卡一般有年费，但是可以攒信用记录。
大概9个月之后再去申请普通的credit card就没问题，开了第一张credit card之后再申请别家的就很容易了。 |

只能退回去年所交的700多块的税，没办法拿到1000足。
我的情况：f1, 小孩是2006年在美国生的。W2上的工资是11052，1042S上有近6000块（
包括5000 TAX TREATY的免税额和1000多免税的FELLOWSHIP). 原来不知道child tax
credit,填写的是1040NR-EZ,交了750的税。
重新填写1040NR，发现在第47项的child tax credit 只能填750。child tax credit还
剩余的250只能通过additional child tax credit 8812表来计算。可是8812上填写的
EARNED INCOME 似乎就是1040NR上的第八项，也就是W2上的工资11052，这个低于8812
表上的11750，所以算出来的additional child tax credit 是0。
这也就是说我只能把去年交的750税完全拿回来，不能通过additional child tax
credit 拿回 |

A tax credit reduces the total amount of income tax you owe. So, if you owed
$10,000 in federal income tax, a $2,000 credit would reduce the amount you
owed to $8,000. With a credit, your actual savings would be $2,000.
这么说来，如果我们家联合报税时候需要补交税不到7500（从去年报税上看今年大概3K
左右），加上这个credit，就不用交税了？不知道这么理解是否正确？
如果这样的话，岂不是想办法在今年尽可能多一些taxable income（e.g., 卖股票），

税跟应付税款是两回事。
所有的tax credit最后都会出现在1040表44行之后，56行之前的某一行，就是直接减掉
你的应付税款。credit分两类，refundable和non-refundable,第一类可以把你的应付
税款减到零，不能更多，第二类可以倒贴。
如果你的应付税款是1万，工资扣了1万2的税，正常情况退税2千，买了电车就退税9500
。如果你应付税款8000(44行)，工资扣了6000，有两个小孩可以享受2000 refundable
credit,那么你不用补也不用退税;这种情况如果买了电车，可以退税7500，也就是说政
府倒贴你1500。但是如果你应付税款6000(line 44)，买电车则只能拿到6000 credit

: 说了多少遍这是credit，不是refund
: 你今年欠税5000，那你有这个credit就不要交税，不会有2500退给你。

发帖数: 2712 | 31 首先，pre-approval letter是不能保证一定能拿到贷款的。基本没有seller打电话找
开pre-app letter的地方核对情况啥的。
Credit History是对贷款有影响的，根据guidelines，是需要2年的credit history，
但并非不符合就一定贷不下款。再则，mortgage company pull的credit report和客人
自己去bureau那里查的不同，整个计分系统就不一样。所以，mortgage company想pull
LZ的credit也是很正常的事情。
最终是否批贷款是要衡量全套资料的，pre-app letter没有任何决定性作用。不过，
credit history不足2年的话，基本相当于working history也不足2年，如果收入和财
产情况都比较好的话，也要看underwriter怎么批了。 |

当时买之前卖房子的和代理一直都说有first time credit,
mortgage，property tax 可以抵税等等好处。感觉是要让我们快点买才忽悠的吧
眼瞅着今年快要报税了，网上查查好像没有credit 啊
去年底close的，今年也只能standard deduction了。
还有一种什么energy saving 的credit吧，就是家里换一些节能环保的appliance也可
以要500的credit，不知道像我们这种刚买的新房，里面装的本身就是节能的东西，能
不能要这个credit呢？

出Pre-Approval Letter 需要pull credit，但是找不同broker问的时候不一定每个
broker都要pull credit，如果一个broker pull了但是您最终没有决定跟他们做，这个
credit report可以给另一家broker用因为broker可以使用credit report上的
reference number来re-issue credit。 |

不是每一个broker在出pre-approval letter的时候都一定要再pull一遍credit。第一
份credit report一般有效期是90天，上面有一个reference号码是通用的，在shop
around的时候，您可以要求第一个broker把credit report发给您，再转给另外一个
broker，这样一来就避免了多次pull credit所带来的对分数的影响。
注：一般段时间之内统一类型的credit pulling不会影响分数，例如到各个车行买车的

decent的人，多数人都credit都是5，6百分甚至更差，但后来我想通了，只要他们能提

和buyer agent签合同时找她要了一部分buyer agent credit (B)，现在做贷款的
lender也提供一部分lender credit (C)。这三部分的credit都是用来付closing cost
的。现在问题是A+B+C超过可能要付的closing cost了，是不是多出的那部分就会浪费
掉了？
inspection后要seller修一些地方，他们表示可以再付一部分credit (A2)。 在A+B+C
已经可能浪费一部分的情况下，我是不是可以坚持把A2换成price drop？
还有，对于超出closing cost的credit，是不是可以有其他方法把它们用起来，不浪费

想call那个collector，该pay多少pay多少， 就不知道pay了之后credit score能恢复
多少， 也不知道那个collection account会不会从credit record上删了。
又想跟credit bureau dispute， 因为那collector根本没跟我联系过，email啦，mail
啦， phone call啦，啥也没有。
就想能在最短的时间修复credit score。 我该咋办？

查了下CREDIT SCORE,TRANSUNION, EXPERIAN, EQUIFAX，分数从720，740，750，GRADE
是C。对这个实在没研究，请问这样的CREDIT SCORE算可以吗？申请CREDIT CARD有问题
没？不敢随便申请，怕又被拒，影响CREDIT.多谢！ |

infile report, 里面综合了三家credit bureau 的report。
其中不知道为什么Experian 说我有个serious delinquency。 再仔细看，CBNA （大概
是Credit Bureau of North America) 有一个$150的collection。我从来都按时付帐的
，不知道这个东西从哪里来的。report 上面信息太少。而experian 的电话只管 order
credit report, 不管回答credit report 上面的问题。怎么办？
