如果房地产作为投资，那么房价一旦停止上涨，比然会引发
1。 liquidity crisis： 房子比股票的liquidity还要差，所以一旦停滞，肯定卖不出去
2。 credit crisis： 一旦卖不出去，贷款炒房的就要default，银行要foreclose
3。 banking crisis： 银行要低价卖房，必然导致市场价格大跌，银行坏账增加
所以房地产泡沫的严重程度就取决与leverage的高低。中国如果贷款买房子的人很多，
