认真读。对HOA文件， 如果你要贷款的话， 所有lender会仔细研究budget和financail
有关的文件，买家要重点读Policy & Rule 或者 Bylaws 这些文件，它会规定parking
rule， 窗帘只能挂哪几种颜色， 小区内能不能BBQ等等。 |

关于这个我问过我的realtor，感觉他也不是非常明白的样子。不过他帮忙带着看了房
子给我发了这个disclosure，现在换realtor似乎不太地道。所以来问问。
房子价格70W，贷了90W多的，感觉怪怪的，银行不应该给贷款呀。另外这个屋主长着去

知道的四字成语，屈指可数，三个字或者两个字还有很多时候想不起来，就会找个英文来
代替。更糟糕的是，英文也很烂。。。英文写着写着，不是很确定，还要查查字典。。。
我决定了。。。要多多的写，中文英文都要写。本来就不是太爱说话，如果再不写东西的
话，表达真的会越来越有障碍。自己的记忆力和逻辑思维能力都在不断地下降，与这个也
有一定的关系。。。
嗯，尽量避免写中文的时候夹杂英文。写英文的时候，不会就用拼音吧。
是不是多写就会有严重的self－disclosure倾向？？？ |

发帖数: 229 | 23 两年前做买房inspection时发现有间厕所的vinyl地板上紧挨着toilet的地方被划开,又
用硅胶涂上。卖主不同修。我们以为是小问题就算了。住进去后发现那件厕所一直有霉
味和潮气。冲厕后有时楼下听到滴滴答答声。没太在意，快一年了木头molding黑了，
才发现底下木地板由于漏水都烂透了。只好把霉烂的地板换掉。底下正对这个位置的一
小块天花板也换掉。本来奇怪为啥地板那个位置有个裂缝，这下恍然大悟，那是被割开
用于评估地板损坏情况。这也解释了为啥楼下天花板这个地方粉刷了一小片，有色差。
在吊灯的位置，一开灯就看不出来了。所以inspection没查出来。 molding上面有很厚
多次涂抹的漆，明显是后来刷的用于掩盖霉变的。
后来我们收到一张退property tax的700刀多的check。前不久收到前任房主的挂号信要
求返还那张check。 否则要诉。那张check退的是我们买房之前的税，按理说该给他们
。但是，我们本来就因为他们卖房时故意隐瞒问题很郁闷。这下觉的这两件事该一起算
。 可惜当时没想到要多留证据。手头现有可以证明他们隐瞒的证据是，inspection

卖主提供的disclosure里也没有。 里面有段“Are you (seller) aware of any item,
... that is in need of repair”. seller填NO. 有一栏填以前的修过的东西没提房
顶漏水修过。
check是一年前是寄给我的，我的名字。刚收到他们来信说拿钱应该给他们。才明白过
来怎么回事。
如果马上发现他们隐瞒这么大的问题，这房子肯定不会买。怕麻烦也就算了。现在想要
拿回这800刀。我们自然不会双手奉上。这维修费可不止800刀。 从没有扣他们的信件.
他们的东西还给转了好几次。 |

还有个问题是：这种county退钱出问题对方能诉我么？刚搬进去那段时间，
一会收到电器的rebate，一会收到退税。作为个人有义务去找county问为啥退钱么？
对于这个问题，对方可以诉我还是只能诉county?
另外disclosure故意隐瞒问题是crime么？

以eSign那一个Loan Doc有四十多页 我代我家领导签名 所以两个人我就要签80多页
的文件 的确多了一些过去没见过的文件 签到我头都昏了 快要骂人了...
我这两个loan 一个是10/3之前进去的 Loan Doc 只有26页 10/3 之后进去的那个
Loan Doc就40多页 我感觉是照新的流程走 之前文件有一些错误要改 竟不能由
Agent直接寄给我改好的文件 还需要由他们公司的Appraisal Desk寄文件给我 的确
要多花一点时间
至于多加的那些文件 老实说我看不出有啥重要性的 反正就是签下去了....
