现在房价跌了30% , 好像超过50% home owner 都underwater, 不得不付8% 了，你觉得
这样公平吗
贷款银行没责任吗，你说房子有风险你干吗贷这么多给别人？
既然大家都有错，为什么把这下跌的30% 全算在homeowner 头上？ |

花，或做股票，或者省下来做downplay买四五个小的投资房出租。说以后房子涨了就赚
了，所以要尽可能的多买。还拿2006年美国的房价和国内的房子作为例子。我老公说十
五年后货币贬值，我们每个月的payment就不算什么了，那时的一千块就等于现在的几
百块了。
可我觉得我们工资这么多年了也没怎么涨。十年前的一千美金和现在一千美金也没太多
区别，又不是人民币。我也没觉的美国房价会大涨，就算涨一点，加上税和6%的手续费
，不亏就不错了。投资房的租金还得交税。
而且觉得我们都很忙，投资房要花时间去管理。我老公是那种连电灯泡坏了都不愿意换
的人。我老公说可以付钱叫人来管理，哪怕买了
不出租，都赚。我总觉得不可行。还不如早点付清剩点利息来的轻松。
求大家给意见。 |

但结果他现在欠银行的本金(HUD-1 504, Payoff of first mortgage loan)，居然比我
这次买房子从银行贷的款还要多一万！(我也就是20％ downplay)
而他的interest rate大概是5％，估计是从来没有refinance，每个月mortgage不低
从google map上看照片，seller满有钱的样子
好几辆车，侧院还停着大RV
院子打理得很好，是下了不少功夫的
据邻居说，房主三年前搬走了
这房子空了三年，但房主还经常回来浇花养草，所以后院还是挺漂亮的
这次卖房子，HUD上显示，还完欠银行的钱以及各种closing fee，房主只能得到8k多
而我inspection的时候挑出的毛病，房主还花了2k多来修理(有收据)
也就是说，房主辛苦经营十几年的房子，卖了才得不到6k，何苦呢
说他穷吧，这房子打理得不错，这个区房价也不算低，他还有闲钱玩RV，还愿意把房子
空上三年
说他有钱吧，怎么为个6k就把房子卖了，怎么现在还欠银行这么多？？
这人的理财方式太诡异了，会有什么蹊跷吗？ |

如果是银行要求提供两个月的statement，那么提供B的2，3月份的statement和A的2,3
月份的statement就可以了，不会扯到A的一月份的。

车想贷款。
我们想2个方案：
一是downplay 少些，但是还款的时候每个月实际多还些，比如贷3年2年还清。
二是downpay多些，贷款时间短些。
这2种情况哪个对信用修复更有帮助

1) 从大家的功利定义我已经承认了我功利和要追求"功利", 所以大家不用说 "你真功
利" 了.
2) 很多家长有一个美好的愿望小孩长大做啥， 有些是大愿望. NBA 是小林爸爸对儿
子的美好愿望, 一个儿子成了, 两个没成, 概率很好了. 他爸爸还是比较中国人的娇情
, 到现在还要一个劲说偶然, downplay 背后的努力和他一直的理想, 这点没意思, 走
不出中国文化的圈.
3) NBA比哈佛high profile 多了．好象有一个回贴把两者比反了.
４） 我儿子露的是小苗头而已， 将来怎样谁知道， 但作为父母要把这块给他研究
透了才对得起他. 至少我这个"功利"父母这么想. 可能在最后出成绩的不是这里,
但这个态度能让你去对小孩的才能负责到底.也有可能最后没啥, 那父母尽力了就安心
退休管自己了.
５） 这版上谁也不认识谁, 大家何不摊开谈, 对自己小孩有信心是个好事.

这个说得非常在理。reading 不是显示娃有多 smart，而是有用。
泛读就比较容易平衡这个问题，娃头疼看头疼书，学校里发现头虱
就看头虱书。。。自己不疼看看别人为啥疼。。。这个对分数帮助
不大，但是我觉得对娃的人生应该有帮助的。。。所以我觉得一定
程度的 downplay 分数有其必要性。。。大活人人不能被 number
噎着吧。。。 |

discrimination suffered by other people.
后来稍微好点，可以开餐馆和洗衣店，就被贴上”英语不好只会开餐馆和洗衣店“。现
在亚裔新移民又被贴上”只会读书考试机器人“的标签。--- Who put these label on
? It takes two to tangle.
无非是要争夺资源 --- something should never be said as a group. And it also
shows that you are short-sighted. How about creation of new resources,
better distribution of existing resources ....

其实这非常有可能的，祖国的一张卷子定终身，说白了任何平时成绩都不 count，也就
是就算父母 peer pressure，最终大伙儿常识也知道只看靠高考成绩，任何跟高考成绩
align 的分数才有意义（所谓高考指挥棒）。而这实际上把很多不重要的成绩给
downplay 了。亚裔父母也习惯和适应祖国的这种系统。
而到美帝一看，特么瞎几把的平时成绩比高考更重要。无所适从中系统发散了，搞不好
以偏执的姿势去守无忧角也不是不可能。这样亚裔娃的实际压力（相对社会竞争程度而
言）搞不好比国内大城市更大。 |

permanence” 角度看，并不是推迟和弱化背诵九九乘法表，而是过于弱化了 standard
algorithm（比如竖式加法开始）。
有争议的说，standard algorithm 以及 "flexible" standard algorithm (比如从
complete a square 到 chase triangles 等等)，是探索 “extended object-
permanence” 的正常道路。（就好比 peek-a-boo / hide-and-seek，都是 flexible
standard algorithm）。
其实我前面那个 “有意义的曲面”相交问题，用的是高中物理矢量分解合成的 "
flexible" standard algorithm。我个人觉得 "flexible" standard algorithm 是中
小学数学物理教育最薄弱的环节之一。“构建式教育” 不应该 downplay 那些
