发帖数: 2485 | 10 我们准备买的银行屋condo已经under contract和进escrow了，之前银行有做过白蚁检
查，说只在车库墙上的一个位置发现白蚁踪迹，且做了local treatment。我们对此不
放心，今天约Western来再做一次检查，结果发现garage门上方和它对面那堵墙上都有
不少的drywood白蚁trace，且未看到treatment的钻洞。检查的人说治理需要花$400，
而且最多只能warranty一年。
我记得以前看版上有人说过，美国or加州法律规定卖方在出售之前有义务清理掉白蚁，
即使有约定As is销售，也不能免除责任。但我们的broker说不同银行 政策不同，有些
银行管治理白蚁，有些就不管，这$400治理费可能无法从银行要回credit，但他答应至
少争取试试看。
请问：
1、加州法律是否有规定银行屋即使sold as is也必须先清理白蚁才能卖？
2、$400治理condo车库之后只给1年warranty是否合理？如果要求更长warranty，例如3
年，是否要加钱？

repair one unit is basically useless.The whole building needs tent.
when you buy a condo, do not do the home inspection, read the HOA doc is
very very important, to see how much reserve, HOA fee, how many years old
about roof, sewer line, etc..... |

发帖数: 64 | 13 大家都是大牛，筒子们别笑我的问题好弱，主要是房子看了大半年啦，很多原因前面的
offer都泡了汤。
现在有个60年代的银行屋，里面的lay out很好，房子是坐南朝北的（不好？）。因为
从去年10月这个房子被银行收走后没有人居住，有一些mold是可以明显看出来的（比如卧室的墙面上），还有就是看房子时就发现很严重的ermite的问题，
，可能Drywood Termite和Subterranean Termite都有。
这种房子以后的麻烦大不大呀？毕竟房子有50多岁了，俺们这疙瘩的房子这个年纪的很
普遍。After termite treatment可能保持有多久，还有Chlordane会很影响健康（家
里有小孩子）是气味还是什么？
大家的经验足，给我一些建议吧，我的realtor说做完treatment和kill mold不会有大问题，可是agent的话不能全信。我现在很模棱两可的，因为完全不知道以后的影响有多大。
还是从此以后死心这类房子就不要看了。 |

If the current owner did annual termite service, he should have report from the termite company saying "no active termite" or something else.
Active termite into the woods in the house take at least one year to be able to tell if termite is clear after initial treatment. With treatment, termite will go away eventually. But it is a journey that you may not like to spend time on. Active termite... 阅读全帖 |

did initial treatment and he never found active termites since. but I really
don't know if we should trust him. if his pest control company presents
paperwork saying so as well maybe I will believe.
the problem is, it takes time to contract a termite professional to check
inside but the seller agent is pushing us to give an answer tomorrow.

发帖数: 22 | 21 一个71年的老房子，屋主可能从没换过，少维护。inspection发现诸多问题，白蚁（
DRYWOOD AND SUBTERANEAN）猖獗，房檐的木头大半蛀空，地基木头边有一堆一堆白蚁
粪便。铁质的水管到寿命了，进房子接口处有漏，两卫生间下水也有漏。
更糟糕的是发现地基混凝土墙上有一条水平裂纹，长达两米多（见图），另外房子下面
的CRAWL SPACE有多处积水（见图），应该是由漏水引起的。
我们的合同是“SOLD AS IS， SELLER NOT RESPONSIBLE FOR REPAIRS“， 不知道有没
有可能再议价. 郁闷中，除开这些问题我们还是很喜欢这房子的。求建议，谢谢！ |

就行了。德州是地下白蚁subterrance termite，每次处理几百美元搞定保证五年，没
有事情的。加州的drywood termite, 是台湾进口的，那种危害比较大。真的进屋了就
要熏蒸处理，一次就好几千。文学城的相关版面讨论挺多的，共同的观点是兵来将挡，
水来土掩，不要因为这个纠结。
买房子的时候做个白蚁检查是需要的，但是看一次自己都可以当Inspector。就是看看
房子靠地面的部分有没有tunnel，就是土堆的通道。然后非常严肃的告诫说，为了安全
起见，最好三个月复查一次，每次70美元，呵呵。 |

公司，quote下来，section1 竟然要16000 多，这两个相差也太多了吧。我们拿这个和

我们这里大多数房子都会有白蚁，可以说是赶不尽杀不绝。最好的方法是fumigation，
就是把房子整个都包起来杀，能管几年，过几年还会卷土重来，没有办法能彻底清除，
就是个多少的问题。我们家房子几年前fumigation过，我到attic里视察有的地方还能
找到这种东西，估计是以前fumigation后残留下来的。你最好找杀虫公司来检查一下，
看有没有活动的白蚁，如果有的话，杀一次不少钱，看多大的房子了，fumigation一次
三千块钱在我们这里是很常见的。问题不单单是钱的问题，全家还要出去住几天把房子
给空出来，反正很麻烦。 |
