Like my parents, I find it hard to swallow the loss in value that occurs
when you drive a new car of the lot. That said, if the Concept Estate that
was released last year makes it to market I will bite the bullet as I will
never sell that car. I haven't been excited about a new car like this since
I was a little kid.
Thanks for hanging in there and not going under like so many other brands

修，折旧。以后卖的时候还要付agent fee。还是用这个首付直接去买real estate
mutual fund。For example,去年TIAA Real Estate的Annual return 也有13%。看tiaa
的那个投资组合说：“The TIAA Real Estate Account seeks favorable long-term
returns primarily through rental income and appreciation of real estate
investments owned by the account.” 而且随时可以兑现。 |

1. 2016 有agent 执照
2. 2016 4个月full time job，但不是跟房地产相关
3. 家庭收入>15W
4. 投资房自己管理, 符合每个房750hr 的条件。
5. 一个投资房的损失是 1.9w
我的状况是，虽然有agent 执照，但是并没有很积极的带人看房子，年交易额（1099）
也非常少。在没有full time 工作的时候主要打理房子。
这样的状况，2016 年是不是可以用materially participating real estate
professional 来避开15w 以上 passive losses 的cap.
如果，2017年我不当agent 了，也不full time 工作，自己打理投资房，是不是也可以

肯定会以tax assessment为重要参考。
redfin和zillow有很重大的差别。历史数据，大家都差不多，主要差在当前on sale的
listing，这个是各地区real estate协会收集的，有公司专门把各地区的数据汇总起来
，整理，清洁，然后卖给zillow之类的公司，也有地区性的real estate公司自己提供
查询。
自从zillow收购trulia，那个卖数据的公司母公司觉得受到威胁，中止了和zillow的合
同，zillow只好自己收集整理，数据落后一大截。
redfin占便宜，他本身是个real estate agent，所以可以直接拿到real estate协会的
内部数据，所以他的on sale listing比zillow更快的多。 |

第一，去Utah division of real estate的网站查询相关信息。

需要在指定的几所学校交钱参加120hr的培训。
第二，交钱上课。选online的课程就行，不用去classroom。省时省力。
我选的最贵的那个stringham，服务不错，推荐。但是学费可真不便宜。$599
第三，上完课参加学校考试，然后参加考前培训，拿结业证。
第四，拿了结业证就可以去pearlson vue网站上预约state exam了。
她们网站预约不好用，得打电话才能确定。考试费$66
第五，考过了当时给按指纹，给receipt。拿着四张forms就可以寄到

There are still two importance questions left: when and where?
As shown in the pic, in the last real estate cycle, Boston peaked in 1986,
while Los Angeles peaked in 1989; while Los Angeles was appreciating at 20%+
in 1989, Austin was depreciating at 20%+; while Los Angeles was
depreciating at 10%+ in 1994, Salt lake city an Austin was appreciating at
20% and 10%.

本人对整个买房process比较熟悉(买过), 不需要first time buyer education.
所以agent基本是做些paper work的活,
希望能给比较decent的rebate.
能帮忙negotiate price最好.
正常买卖,根据和seller agent谈下来, 那个seller还是motivated. |
