Pro: 几乎无需花精力管理，风险较为明确（根据信用评级选note，请不要讨论美国经
济崩溃、失业率狂飙的情况，这种情况，其他投资也都会受很大的影响），投资灵活（
几十刀就可以投资、随时re-investment），回报率较优；
Con: （相对其他投资）税收严苛且缺乏避税手段，投资周期较长（3-6年）且二级市场
不发达（不能认为是完全liquid的投资），新生事物、缺乏track record；
关于家庭投资组合，长期投资，不追求high risk/return，但希望逐渐能为家庭提供收

BY IRS? you can search online. Even turbotax would answer that question. It
is not "real estate agent" for sure.

，出价的时候你需要知道周围房子最近的成交价是多少. 在不知道这2个条件之前，你
自己在网上看到的房子都是别人已经看过的房子, 而出价没有cma也很吃亏.
而要想看到最新的房子和过去周围房子的成交价需要一个mls, 而mls这个网站只有real
estate agent才有access, 如果你不是real estate agent，很难自己不费什么功夫和
金钱就拿到mls的access.
要想避开real estate agent
1. 自己可以去考一个，这个门槛说实话不高，然后挂靠一个broker. 但你考这个
license也需要花时间并且花钱的. 即使你考下来了，还要挂靠一个broker, 根据你挂
靠的broker，broker还要收费的. 没有记错的话，网上有real estate agent自己说每
年维护license, mls和其他费用在$2,000-$3,000之间. 可你如果只打算在未来1，2年
之内自己买一个房子，除非交易额很高，单纯从钱的角度，没有必要自己特意花时间去
