， fireplace 里砖墙上也是湿的， 还有点水往下滴。 这可能是chimnery 哪地方有

冬天是一楼屋里fireplace 的墙上的漆起皮了， 打开fireplace 一看， 里面是湿的
， fireplace 里砖墙上也是湿的， 还有点水往下滴。找了个contractor花了350 把
flash seal 了一下， 把chimney crown 也修了。 但是上个星期下大雨时发现问题还
在。 call contractor back， 他check 了一下flash seal 和crown repair， 他说那
儿是好的。自己到attic上 check 了一下roof 没发现问题 。
所以他现在怀疑其它的两个原因：
1） 是brick 太porous， 所以一下大雨就soak 了好多water， 说spray water

lot about their constructions. Nowadays, fireplace is more of a decorative
item, that is why they only use wood. Of course it can heat up the house.

For aesthetic consideration, anywhere could do. In your case, putting it on
the long side will break down the space and thus make this side feel
shorter. If this is not your intention, you can put it on the shorter side,
or the corner. Regardless, a fireplace should be a focus point, please do
make sure you can see it when you enter the root. |

don't only suck more heat out of the room than they give, they might also
cause undesired air flow and also lower the interior oxygen level quickly.
Essentially, don't burn anything real in them. An electric convection heater
is more appropriate in such places.
If you really want to burn anything in your fireplace, no matter gas or wood

s meant to be there for show. Modern furnaces are much more efficient, but
they don't look as good. That's why we still keep fireplaces around.
Of course, in New England, it's still a must. In case of a white-out-black-
out. we have to go to the shelter without fireplaces. Yeah, I know, people
as rich as I am should have their own generators, but I really hates the
maintenance costs.

是有影响的，有四分之三的美国人喜欢壁炉。不过我的意见是没必要为了壁炉牺牲房子
，如果房子其他条件都很好，没有壁炉也可以接受，因为你自己不那么在意，你的将来
买家如果在意，大不了扣除壁炉的钱就得了，现在也都可以后装的。
关于洗衣房和卫生间合用，确实不方便，但我个人认为还没到致命的程度。你在价格上
也可以打个折扣。
反正这房子根据你们那的市场情况你估个价，然后你再估个你自己心理上能接受的价钱
，然后再考虑讲价。但象楼上说的，２８万一般是不能讲５万的，估计会激怒卖家。 |

use some upgrade.
The traditional fireplace sucks, big, in terms of heating efficiency. But if
you don't plan to actively use it, you can keep the tranditional look,
actually, you might want to give it a fancy look without worrying about the
efficiency.
But if you plan to use it a lot, better convert it to gas/electric, anything
available and cheaper than your primary heating source. Even if wood is

1，fireplace的事，现在想来可能是我们太认真了，做inspection的时候，可是看着
inspector打火打不着，还在report上写可能是这个那个的问题，没理由不相信没问题
啊；
2，seller放的维修的钱不够用， 难道就要你出？卖方没钱维修不能成为不修的理由，没
钱修可以降房价吗。
对我们的realtor真是无语了，真应该在这个时候就要换了他，说的话能把你给气死，
可能看我们来美国没多久，想赶快给糊弄过去得了。
3，贷款确实要早动手，尤其是知道卖方有时间限制的时候，不要等买房合同签好了再
找贷
款。可以提前办，等合同签了再锁利率。因为贷款批准时间虽然可以估个大概，但是是
不可控的。在买房时，找贷款的首要因素是能及时close，而不是最好的利率。当然二
者兼得，更好了。
其实这个还是要追溯到fireplace的问题，当时问了美国同事，说要真坏了的话，换一
个要5000刀，当时正是lender要order appraisal的时候，seller又死活说没问题，不

open－enrollment，即跨区上学。
我们准备make一个offer，中部农村，22xx sqf， 5br，4bath，2004年，要价40万。
房子我们很喜欢，但这个区同类型的房子市场价都是120-130 刀／sqf的，这个房子却
要180刀／sqf，realtor都说他们是overpriced了。
根据市场价，我们想出150刀／sqf，就大概是33万－33.5万之间，会不会一下就被剧了
啊。
这家是2009年35万买的，之后做了以下的整修，这些整修大家觉得多少钱能搞定？谢谢

要烧木头，得加一个energy efficient的fireplace insert，那就贵了，不是free
firewood能找回来的。
