pretty much worn out. I stayed in this apartment for about two years. Surely

Here is how I did it.
1. Glue down 1/2" plywood on conrete;
2. Further secure the 1/2" plywood using conrete screws (drill holes on
concrete first, this took the most time, plywood has tension and glue may
fail over time, these conrete screws maybe the only thing to hold down the
floor eventually);
3. Put down felt-paper on plywood to keep moisture down;
4. Nail solid-hardwood floor onto plywood.

Laminated floor 没有倒角，拼接处有时会不平，光脚有时会感觉有个边在哪。花纹单
一，死板。Laminated floor 表面不怕水，但水会顺接缝流到下面去，下面是纤维板，

concrete floor 倒是不难看，就是有几处很脏了，貌似不能清洁。
不知这里有没有对这个concrete floor有经验的人，能帮给我们解惑：
这几处貌似不能清洁的地方，有没有办法fix up，比如re-paint? 如果re-paint,我们
需要什么样
的涂料？

房东说把厨房floor和countertop全部换掉，所以我们必须全部承担这笔费用
这个厨房大概100 sqft, countertop就更没多大了
这aparment是70年代修的，问房东说这floor用多少年了? 答说这东西lifetime的，没
有损坏就不需要换，但我们刚才在网上查说Vinyl floor lasts a maximum of 15
years。我们只在这里住了9个月而已。
我们说那我们自己来换，肯定不用这么多钱，房东也说不行。
总而言之就是感觉有点被讹诈了，大家有人又类似经验的吗，我们应该怎么办？

Shower的防水底盘，下水和墙壁防水膜，比较受推崇的Schluter的整套kerdi系统在本
地经销商只要$420。4尺的底盘和108尺的防水膜。
类似的系统在floor and decor outlet最便宜的一款要$499，而且是3尺的底盘和53尺
的防水膜。
装墙壁的玻璃马赛克，8毫米厚度的在floor and decor outlet要$8.55一尺，同样8毫
米厚度的在costco订购只有$3.99一尺，不过在costco还要付运费。
所以最后我估计只有地板的大理石会在floor and decor outlet买。 |

可以发挥创造思维的空间，红色的东西表示不可移动和修改，不是红色的都可以动，包
括分割墙，左下角的卫生间不在floor plan的范围内。限制条件是：主卧的卫生间必须
在左侧，那里可以上下水。右侧墙壁上的窗子的位置可以动，但大小不可以动，因为窗
子已经买了，是那种较窄，但上下很长的类型的。上面墙里的窗子的位置已经不能动了
，右侧的窗子也是那种上下很长的类型的，为了和右面墙上的窄窗子保持一致。图中的
床是king size的。
为了这个floor plan已经头疼了很久，总是隐约觉得有些不完美，希望可以得到高人的
指点，最后敲定。提前谢过了。 |

实我觉得他可以网上搜点floor plan看看，有tract home builder的，也有那种
customerized home builder的，还有专门给人画floor plan的，借鉴借鉴。floor
plan 2让人看了有种what the hell的感觉。。。

to unload groceries.
2. Laudry room should be private.
3. There is no laudry on second floor. You may install a small laudry
elevator to throw cloths and sheets down to the first floor laudry room.
4. Add another half bath on the first floor which is close to the living
room.
5. For such as big house, each bedroom should have a full bath room. |

，不够open，在dining room and living room之间有半人高的装饰墙；这个装饰墙也
使得从门口进来的以小段走廊显得有些窄。
另外一个房子了，比较喜欢floor plan，完全open(One great room for Kitchen,
living room, and dining room)；但是lot size太小了（比第一个房子小接近
3000sqft)。
我喜欢稍微大一点的lot的原因是想在后院种两棵果树，而不用担心树叶子会跑到别人
家的院子里去。
想听一下大家的意见，就是在选房子的时候，看这个floor plan多些，还是lot size多
些。 |

1. Hard wood floor planks: 7 boxes，6.25 boxes actually used, 22 sqft per
box, $107 x 7 = $749
2. Stair nose pieces: $50 x 2 = $100
3. Floor nails: 1 box (1000 nails) $20
4. Finish nails: 1 box $7
5. Staples
6. Wood glue
7. Moulding: 2 16' base boards $12 + some left over from previous project
6. 垫子是用修白菜房剩下的防潮纸，忘记价钱了。
工具本来就有了，floor nailer 用完退掉。
耗时可能超过40小时。第一次做没经验，做得很慢，过分节省木料，而且没有将所有木
板按长短分组排序，花了太多时间在挑选木板，另外都在车库锯，来回走很费时。 |

The first floor seems ok. The floor of second floor are seriously not level
.
The basement is granite and leaky. The wall that is leaky is saggy or
curved.
Are those very serious problems? The price is pretty good and builder redid
plumbing and wire and added new furnaces. Other than problems above, the
house seems in a great shape.

假设zillow上看到一个2 stores的SFH
1000sqft
在more detail里面有Addition sqft 500
另外per floor sqft 也是1000
这个房子实际使用面积到底多大？
1000？1500？2000？2500？
原来以为是1000sqft，但是这样算下来per floor sqft应该是大概500呀？还是list
agent的就是瞎列per floor sqft的？
另外addition sqft是包括在1000里面的么？是说原来房子1000，后来屋主又加了500，
现在1500。还是说原来房子500，现在是1000了，Addition sqft列出来就是告诉你这
500不是原配，是后续的？
另外国内是怎么算的？这边没住过SFH，光看感觉不出来，看得时候3000sqft也没多大
，但是国内住过父母的SFH，原建筑两层，建筑面积220-230，后来自己买通物业啥乱七
八糟的，又在三层加了阁楼,当储藏室啥乱七八糟的类似这边地下室的功用。所以，生

我们重新换地板的时候打算把cork floor那间也打掉都换成统一的实木地板，

会有一趟货车经过鸣笛
房子B：cuede sac，地势很平，院子挺大，但是floor plan不好，很多空间没法利用，
不是prefer的open floor plan；空间倒是挺大，3000多尺，就是感觉空间利用的很不好
看了有一阵子房了，这两个算是比较看得上眼的，大家给参谋 选哪个

再说。当然说实在的湾区现在有些房子已经牛到不需要marketing了，破破烂烂的就上
去了的也是不少的。
不贴floor plan我觉得是因为房子都转好几手了，original的floor plan早就找不到了
。新房builder都是会提供floor plan的。也没人会expect你网上看了就决定买不是。 |

Builder，两个房子lot size一摸一样，房子面积也几乎差不多，Perry的
floor plan感觉稍微好一些，另外就是房子后院朝南，采光可能会好一些，而Village
Builder的房子走向正好反过来的，后院朝北
目前，Perry的房子价格要比Village Builder贵大概10%左右，两家都没有还价余地了
，想问一下，Perry房子的质量以及floor plan要比Village Builder好很多吗？能值10
%的差价吗？
两个房子该买哪个呢？大家给点意见吧，谢谢

been renovated with new carpet and new hard wood floor. It is conveniently
located a few minutes from the Shady Grove metro and Route 355. It's just 1
minute to I-370 highway and new built MD-200 route. The neighborhood is
