大概800-1000尺，想建一个房间，一个fullbath.
正在看一个没有finish 地下室的房子。agent 说大概只需要1万就可以了。在本版刊了
一下，怎么觉得光是一个fullbath就要4000-5000刀啊？ |

Combo,
1-car Garage (14'x 20)。
现要加一个Full Bath。Kitchen+Dinning Combo 倒有17‘x14’。所以也只有在那里硬
塞啦。Kitchen去FR和LR的门的位置不能变。抓破头画了下图。
请教各位：
1。图示的安排可行吗？有什么要修改的？
2。有更好的方案吗？
3。$15k 包工包料怎样？
(标准材料。要铺Tile地，改装灯（现有的是日光灯盒），装抽油烟机（Roof 排出），换一个窗。SINK和Range的位置不变。Bath是从GROUND ZERO.)

- I know 18'deep for the garage is good, but not sure about 17'.
要我的话，可能会把 FR 做成 Bath 和 Kitchen, 中间 17 by 15 的地方做FR 兼 DR
- Yeah, I tried that idea, but was unable to come up a good arrangement.
- Plus the labor cost will be much higher. Existing Kitchen area is the
crawl space, but FR area is the slab. |

发帖数: 1473 | 32 The big and deep lot is now a problem. The new requirement for the side set
back is 15' on each side for such a lot. This house has violated the new
code on both sides already and I had to withdraw the expanding plan to add
new garage and rooms designed for the 5' side set back. I can't attach
anything to the house as per the county planning dept, but digging the hill
for unattached building is too expensive and not worthwhile for such an old
house.

has the min size requirement here. The depth is the major problem. |

Laudry room, a kitchen storage room，a utility room. Contractor charges $35k
+。
如果可行的话,目前的花费只是$15K。有一个新的厨房（虽然小），保留一个garage 给
我太太用（否则她时不时地会唠叨，我喜欢peace，呵呵）。我自己想买($2k)或做一个
shed，手动门当作一个garage，county 管不了吧。
所以，如果可行的话，就不动garage了。 |

Maybe simply flip over the whole bath thing horizontally, so the bath

Not much back yard space there. All hill area. Most of the flat portion has
been used for the septic system, especially the drain field/bed. And there
is a big deck built and a kids play ground as well. Hate to destroy them.
There will be too much work to dig the hill. There are 3 levels of houses
above and I guess they might oppose to the digging.
There is some flat space available at the front yard. The hired contractor
for front expansion called me |

候碰到另外一对中国人。这房子我的agent说如果list $450K肯定迅速卖掉，但是bank多半还不肯。
房子内部很不错,照片好象以前贴过，地下室装修了，搞了个bedroom但是没有fullbath
，另外搞了一套吧台，最大的问题是背靠一条不算小的路，而且朝向不是很好。
第二个房子比较戏剧化，2007年的房子，地下室没修，lookout basement，怎么看也就
和第一个房子差不多，号称当年$800K+，结果没close成，另外一家来接手没搞到贷款
，最后builder赔了很多钱变成bank owned，到现在都还没有卖掉，没人住过。
另外能达到搜索要求的别的房子大多不是很大，都是10多年的房子了，要价比同样的
new construction还高，虽然有些地点稍微好些。 |

发帖数: 797 | 48 现在的三房小Townhouse有一个Joint的全卫在二楼，一楼和地下室各有一个半卫。当时
买房的时候没有经验，现在招租的很多家庭来的对只有一个全卫很介意。所以考虑加建
/改建一个全卫。
-- 第一方案是在现在的全卫（比较大）加上旁边的空间建成2个较小的全卫；
-- 第二方案是在底楼的半卫加上旁边的空间扩建成一个全卫。
问题：
1. 第一方案应该会比较贵，不知道会不会当成两个全卫来算钱？
2. 第一方案应该对房子本身的价值提高比较多吧？因为第二方案是在地下室的全卫。
3. 现在的全卫是一个普通的浴缸（不新）加上莲蓬头。不知道现在一般搞一个淋浴还
是浴缸比较好/流行？同时加肯定没空间了。
和Contractor谈之前想心里有点底。 |

方案 2简单一些，便宜一些，而且也是可行的。但是是不是楼上3个房间有两个全卫更
合理一些，不会显得突兀？既然现在用重新做，想好好考虑一下。 |
