我们家是买的新房。builder标配的厨房cabinet是木色的，因为我们家决定走坚定的
contemporary路线，于是给upgrade成很深的espresso色，虽然还是有木头的纹路但乍
一看就是黑的。我原本打算黑的橱柜配白色的marble countertop，看到很多杂志上都
有，很好看。结果我们的design consultant说厨房不能用marble因为marble太软不脆
弱，即使最终能卖给你，也没有warranty. 她也承认现在很多杂志上有这种搭配但是
有规定，不让卖。我们于是只好选了乳白但带有黑色纹路的granite，关键是granite的
花纹比marble的细条纹大超多，还不知道最终效果会如何.
好，汇报完cabinet and countertop的颜色，来请教一下地板颜色的搭配。目前打算一
楼都铺木地板，包括厨房。我个人比较喜欢深一点的木头颜色，至少natural walnut或
者更深。但是现在担心这样厨房显得暗，有一种木地板色差很大有深有浅是不是会活泼
一点呢，又怕太花，否则就考虑要不要厨房铺tile了。。。高人指点 |

整的比较MARKETABLE。
13年旧房子，2600多尺+FIN BASEMT。
墙漆基本都是中性色调，但是比较DATED了。有些地方有蹭破的地方。
一楼地毯+木板。木板就是厨房+FOYER。FAMILY ROOM是BERBER，但是有污渍。其他地方
还算干净。二楼地毯，状态尚可。不过我们自己住了5年多了，看上去肯定是不新的。
厨房，GRANITE ISLAND+普通VINYL COUNTER。白色橱柜，炒中餐的，有油渍。
MASTER BATH，GRANITE COUNTER，SHOW啥的都状态不错。
客卫：尚可
娃自己那间为安全起见，没有买床，用的矮垫子。其他卧室：没人用，基本没配什么家
具，所以基本不怎么好看。
家有小娃。双职工。大量移动家具，整个房子刷漆啥的，也不太现实啊。也不打算临时
为了卖房子而买家具了。
发现干啥事情，都不能临时抱佛脚。房子，平时不维护整理，轮到要卖了，好像都来不
及了啊。
ANYWAY，基于这些情况，有啥我们能力可及的，值得整理的？
换掉部分地毯啥的？ |

发帖数: 9607 | 37 如果在这三种中选，我觉得直接就选granite了，档次还是高一些。但是你自己是没法
装granite的，抬不动，切不动。自己可以装的基本也就是最便宜的laminate台面。
你家的可能只是laminate，就是颗粒板表面贴塑料片，在台面底下（比如水池底下往上
看）可以看见裸露的颗粒板的就是。否则可能是solid surface。
其实如果所有东西你觉得用起来都还好，没什么不满意，而且资金也有限。我觉得也真
的不用折腾。很多人装修是自己觉得不满意了upgrade了为了自己用的舒服，顺便将来
好卖。我觉得临到卖房子的时候再投大钱装修是最不值的（刷墙这些小的不算），都给
别人装了，基本上收不回投入的钱，不过好处就是会好卖一些。 |

我觉得如果已经装了granite就没必要换了，麻烦也浪费。还有跟builder装加的钱是算
在房价里分期还，月付增加不多。自己装的话是全付cash。

能想到的可以做的有：
1. 厨房换Granite，现在的橱柜还不错。
2. Living room 和主卧 地毯换Laminate 或 hardwood， laminate没有升值效果，
Hardwood没法自己干，费钱。 一个问题就是原来common area 和dining room的木地板
还是二十多年前那种小方块的，现在living room换地板颜色很难协调。
3. 主卫换granite
最可能做的是2，不过是不是也就能好卖一点，投下去的钱可能全回来吗？当然我们都
听怕费事的，这阵子两人都比较忙。

不变。其他的结构都不变，但是要打掉重做。找了以前网上推荐的师傅，他没有

的报价是2600。
还有厨房也要重做，包括换橱柜，水、gas挪位，countertop。他的报价是4500 （
granite
countertop + full granite backslash）。如果申请city permit的话，除了permit的费
用，他要extra charge 1千块
这个价钱只是人工，不包括材料、appliance。大家觉得这个价位还行吗？ |
