五年之内首次购房者人数将增长三分之一，这无疑会加大房价的上涨趋势。而目前，美
国许多城市的房价已超过了历史高点。
据《财政时报》(The Fiscal Times)报道，信用报告公司TransUnion估计，未来五年内
，或将有1,710万首次购房者进入住房市场，比过去五年来的1290万买家增长了32%。
TransUnion发现，2015年第四季度，在所有首次购房者中20至39岁为一年龄段占了60%
，而15年前这一比例仅为44%。同时，20至29岁占比也很大，为28%，2000年的时候他们
的比例为17%。
《财政时报》在早前报道称，房地产调研公司ATTOM Data Solutions的数据显示，美国
房价中位数今年6月已达到231,000美元的历史新高，130个城市中39个城市房价已高过

法起草者们在1787年费城宪法大会提出，这个制度成为了公民们在总统选举中投票的机
会。作为额外保险，选举人由一批当时相当知名的人士组成，他们对这个国家最终由谁
领导有着最后的掌控，给这个实力飞速发展的国家的民主理想添上一道限制。
选举人团制度的故事也是奴隶制的故事——一种在美国民主的建立中起着中心作用的常
规。这个新兴国家的绝大部分公民都居住在费城或是波士顿这种北方城市，而南方则稀
疏的分布着少量农民，种植园主，其他地主，还有，当然，受奴役的劳工。这种人口分
布的悬殊差异，变成了立法机构的核心元素之一，作为结果，就出现了选举人团制度。
