发帖数: 506 | 4 首先声明，我们是第一次买房子，跟很多大牛相比太没经验了。所以我的经验这里仅供
象我们一样刚开始买房没有经验的xdjm参考。另外，各个州的规定和税率什么的都不一
样，不可能有个统一的模式。我们的房子还没有CLOSE,实际要花的钱可能还有出入，但
是大体不会相差很远。
一般closing costs分为４部分，贷款公司可能给费用的名称起的不一样，但是都是大
同小异，羊毛出在羊身上。
１。lender's fee
这一部分是贷款公司的收费，和房子本身没有太大关系。常见的有origination fee,
loan points, credit report fee, application fee, mortgage broker fee,
processing fee, underwriting fee, wire transfer fee, assumption fee etc. 现
在很多贷款公司把所有的加在一起给一个lump sum charge， 并且保证这个charge在
closing的时候不会改变，所以在申请贷款LOCK RATE的时候要问清楚是不是gurranteed

It is rather a consulting company, which means you have leave on your own.
The salary is not gurranteed, if you are out of project, you are out of

期限一般不长，rate是set的，大的GIC可以negotiate rate.
Insurnace credit都很好，GIC credit rating一般比BIC
高（银行发的）
Insuranc公司会invest一些long term去back GIC
的gurrantee rate，很多management比如immunization.
对于投资者，在很大程度上GIC非常象CD。
不过GIC没有FDIC的back，CD有。 |

and principal. no hassel.
or you can buy bond fund.
CD need pay tax which even could not beat inflation.
investment not =speculating, common stock is ricky for you per your
expection. your are more like defensive investor
than enterprising investor. |
