很多都听过 Short Sale (SS) or Foreclosure (FC). There's something in-
between, namely "Shadow Inventory" (影子库存)
当 owner 卖房得到的钱少于房贷时,称之为 SS. e.g. sale proceeds $100k;
mortgage (房贷) $120k; 即使把所有的钱全交给银行,it's still short of $20k.

周日经过 Fashion Island 看到 Pascal (French restaurant) 门口竖了招牌,$10
menu--简直不相信自己的眼睛。走进去再问waiter,的确有四样菜是 $10 each--牛排,
羊排,大虾,和三文鱼。我们三个人,1-4全点了。味道很好,portion 好象小了点
。不过吃汉堡都要$6-7, 这Pascal可是很正式的餐馆,绝对值得。向大家推荐。nice place for a hot date!!! :p

要考虑的是 opportunity cost (机会成本)
放足够 down pay, 避免贷款保险和拿到最好利率之外,要不要多放,取决于多余的钱
有没有更好的回报!
贷款利息是固定的,扣除税务上的优惠(tax deductible),是净支出(cost)
钱也可以投资(机)债券,股票,黄金,银行定存等。除了定存是有固定的收入(
return ~0%),其他都有风险,可赚也可赔。
多放 down pay 可以省下利息支出 (肯定的),换取投资可能带来的利润 (不肯定的
)。
股市从 7/21 的近期高点 (Dow @ ~12700)急泻 2000 点 (~10700),又从 8/10
至今短短 3天反弹 ~700点 (~11400),一来一回,潜在的利润(或亏损)非常惊人
,无法和利息支出这些小钱相提并论! 能否灵活掌握,答案是"木宰羊".... 阅读全帖

size-wise, make sure rug is big enough to "contain" the table and the chairs
(don't want to have legs of the chairs placed outside of the rug)--roughly
extra 2 ft wider and longer than the size of the table.
i can't make it at my home so i pulled the rug all together.
getting used to it w/o the rug... collecting lots of dirt and dust any ways.

there's no requirement of how soon a response may come back. could be
seller still evaluating multiple offers.
you may not get a counter if your price was way too low, or if there's other
better offer. ask you agent to communicate w/ the seller

简单点讲就是资不抵债--把卖掉房子的钱全给 lender 都不够欠的多。
因为这样,屋主不能决定卖还是不卖,需要 lender 的 approval。所有 short sale
都有 "subject to lender approval" 的字眼。
"Approval"的过程可长可短,一般3-6月,最后结果可以是yes, approved,也可以是
no, declined. 运气好只需要一个 lender approval,运气不好,有1st, 2nd, maybe
3rd lender (lien)--1st mortgage, 2nd mtg + equity line...
如果是short sale ,基本上 2nd (and/or 3rd) 已经被 wipe-out。也就是说没甚么
incentive 去和 1st 合作,到最后,deal declined,随之而来的是 foreclosure...

你需要花钱买 title insurance 给 lender,title company 会去 search, 确保
clean title 银行才会放钱。如果真出问题了,title ins 会 cover。
再来,房子已经被银行收回去了,title 上应该没问题。你已不用担心之前屋主的问题
了。

一般银行要求等 4-6个月。理由是当初银行给 loan broker credit, loan broker
又把部分credit 用来付 closing costs (所以对你来讲是不用掏钱的--并不是别人免
费做事)。如果在4-6个月内又做一次,银行就会找 broker 把当初给的 credit 要
回去, broker 也会找你要 closing costs 上的 credit。当然要不要得到是另一回事
,整个过程大概是这样。 除此以外,没什么不好的。

the report looks clean but inspection usually doesn't go very deep. mostly
by visual and performance of a few simple tests.
on the other hand, if there's any "material" defect or deficiency, seller
supposed to disclose. compare the report to seller's disclosure documents
to get more clue. another thing is to look for water damage (mold--this is
another big issue w/ insurance co), may not be obvious again... :)

Much appreciate, hkmbb!
I am asking for purchase, not refi. My loan officer told me she normally
gets response from bank within 5 business days or sooner, sometime it could
be 1~2 days. Is it reasonable?
My application was submit on Nov 10th and I haven't got any update so far.
However I was asked to provide a commitment letter to seller by Nov 26th and
close the deal on Dec 8th. Is it risky?
My loan officer keeps telling me my case is strong, but I still feel upset.

sorry. purchase file is much faster--has priority over refi.
5 biz days for underwriting should be ok. 1-2 days may be wishful tho :p
Commitment by Thanksgiving sounds reasonable, too, if your package is
complete, appraisal comes back ok, and no unusual conditions to meet. close
by 12/8 is a bit rush but doable. I would however ask for 45-day escrow
just to be safe.
relax, i wouldn't worry too much if you got good credit, sufficient down pay

Situation w/ Japan's nuclear leakage seems to be deteriorating--overnight
stk mkt was down >11%, the worst 2-day decline (~17%) in decades... also
triggered big sell-off in Asia. US stocks are down 2% this AM and bond mkt
is rallying amid these uncertainties. Int rates dropped to their lowest
level in 6 wks.

1. yes--lawyer or title company will take care before issuing title ins to
lender;
2. maybe a couple of wks beforehand--lender requires that before final
funding of your loan;

W-2 income is NOT passive.
不过 IRS 例外允许 claim up to $25k rental loss (Sch E, subject to income

不同年的租金收入应按不同年来报,忘了报可以 file amendment。但把几年来的租金
,用一年来报是不对的。
如果2万多是 "gross",减掉 rental exp, depreciation, etc. "Net" 应该也剩不多
。所以,补报问题也不大。
至于50万的 "capital gain" 免税额,是用于 "primary residence",而且要拥有和住
满 2 of the last 5 yrs. 这 rule 不适用于 rental prop.

in the longer run, setting up trust is part of "tax planning"--relates to
your estate (assets in your name when you passed away), inheritance tax...

如果是 purchase, 一般都做 no point 但自己付 fee,这样利率可以拿到比较低。如
果是 refinance, 做 no point no fee 比较划得来。需要比较的就是 interest rate
,前提当然是可靠、做得下来。 :p

that explains the delayed response...
in a way, short sale doesn't make the prop cheaper--owner could've cashed
out at peak (say 100% LTV--stupidity on the bank) and any decline in value
would make it a short sale.
back to your offer, obviously you did your home work--the extra $10k
reduction was due to add'l disclosure--i assume it would be sufficient to
compensate. so, the fact it now turns into a short sale, seems to me, bares
