once they could no longer receive government tax credits.
The bleak report from the Commerce Department is the first sign of how the

如上,2887sqft/1997 built, 不知为啥从$499,900一降再降,最终降至$325,000. 摆到
市场已一年多.按说那里学区都超好,小学,中学,高中都是10分,不应该会如此贱卖的呀?
想去捡便宜,又怕不知里面有什么问题,会上当受骗.有好心的给个意见?多谢了. |

提醒我们注意这种Flipper house.
其实这个房子三天前就已经active option contract了，只是我心里觉得地理位置好，
觉得可惜了。看了大家的回帖，心里断了念想。
狗血的是：下午我的buyer agent打电话来，说这个房子又available了，问我们想不想
买，有点push。

其它REGULAR SALE和REO要好很多,主要SELLER的利益和最终的价格捆在一起.湾区的房
价比较贵,有时1-2W的差价根本不是决定因素.所以价格差不多没拿到合同也正常.

这是我7月CLOSE的房子.我们的OFFER PRICE($861K)比别人少了2W.但我和LISTING
AGENT以前打过交道(没CLOSE过房子),LISTING AGENT强烈向SELLER推荐了我们的OFFER.
当然后面谈REPAIRING COST的时候非常难, SELLER觉得价格卖低了,最高价的OFFER又加
了2W来搅活.我客人看到了最高的OFFER之后,也没坚持太多.我想说的是 1). 价格最高
没拿到OFFER其实正常. 2).找AGENT要找LOCAL AGENT. 熟悉LOCAL市场的AGENT"有时"很

listing agent, 感觉他们似乎更欢迎自己看房。 看了有一阵子， 这个区域（
herricks, williston park, alberston）的好一点的房子都在80，90万以上， 超过预
算，所以主要看的是60，70万的， 便宜一点的很多都是CAPE，或者是殖民式的但是房
间结构不好或者有个房子特别小。 好不容易周末看到一个殖民式的大一点房子，开价
75万，约了看聊一下， 整体感觉还行， 房间结构还行，厨房卫生间装修过， 地板比
较旧点，有些吱嘎吱嘎，但凑合能用， basement 是unfinished的。 地8000，但前面
比较大，房子建于40年代，算老房子，不过是砖房。 75万感觉价格有些高， 特别是回
来后网上查到对门的很类似的房子也最近pending， 开价只有66万8，当然对面的房子
从图片看装修要更老一点， 不过差价有点大。 想要是70万或者不超过71万买下还能接
受，但是再多就觉得太贵了。 第一次买房，不知道如果出个offer价68万8会不会被无
