Owner's Policy Paid by seller要多几百。我想问一下这个对么？会不会有这种情况
我自己也要付一部分owner's title insurance？合同上没有说seller给buyer买owner'

，估计过几天银行来做Appraisal。我们是现在买Insurance还是等到和Seller关于
Repair的事negotiate完了差不多Closing时再买？
2. 买Insurance时,大家一般买多少的Coverage和Deductible？这两个数值和House的
value之间大概是什么关系？比如，我买的是600K的房子，不在flood zone，一般买什
么样的Insurance？

另外，我的贷款banker给我一个说法，关于房屋保险的托管（escrow）。
You do not have to escrow for your insurance though most people do.
You pay for your 1st years insurance up-front, then you pay 1/12th of your
insurance with your payment each month so when your annual premium comes due
next year, we have collected money to pay for that.
We will charge you an extra fee of around $300 if you do not escrow for your
taxes.

挺郁闷的。。。吵了一架 ，然后他说要搬走自己单独住。。。唉，结婚结的比较糊涂
。。。感觉得他是爱我的吗？care我吗？ 也可能平时中我比较强势，他喜欢冷战，吵

title insurance 加起来要$3000, 主要是 lender 他就给放了 $2600. (按 fee

相当于你买一辆车，厂家给你3年360K mileage的warranty，发动机down了你就用这个
warranty。你还得买collision insurance，就是出车祸后用这个insurance
两个不一样的东西
新房如果有warranty没买insurance，冰雹/火灾造成的损坏warranty不会保吧 |

secondary insurance. Check your benefits policy -- it should be free if your
wife uses it as a secondary insurance.
Secondary insurance means it only cover the difference if your plan has a
better coverage.

for me. They verified my health insurance before I met with the doctor.
However, the doctor did not tell me whether the labs and imaging will be
covered and how much. I am worried there will be any problem when they
send claim to the insurance company.

其实收集到的善款，对未亡人来说，基本上是杯水车薪。
大家可以考虑买life insurance，
年纪轻收入低的时候可以买10 year Level Term life insurance，
收入稳定了，拖家带口的时候，可以在适当时候转为whole life insurance。
10 year Term life insurance绝对是affordable的，
35岁以下的非吸烟健康人士，一年花上<$200，就可以保$250,000。

申请表上有是否公民的选项，他说don't need to be citizen to be eligible.
接下来，有两个phone call，一个是问卷调查，一个是来查身体。
下面是他讲的要点：
1. life insurance主要适合30-60岁左右的人。
年轻未婚的没有什么责任要承担。
年老的时候一般有财产，子女都成年，必要性不大。
2. term life insurance适合我们这样的年轻人。

assistance的问题，收到的回答是我们是F状态的学生不能申请任何medicaid。而且F2
必须到美国就必须买dependent的保险，还让我们把2月以来的保险全给补上。问过一些
以前的同样状况的朋友，有些F2根本没保险，也有怀孕申请medicaid成功的。于是朋友
说不在乎绿卡就继续申请，别理boynton。
之间county发了一张insurance information的表，要employer填，boynton一见此表就
说不能帮我们填。并且威胁如果他们报告政府，最严重可使visa失效，遭到驱逐。而后
我去county说学校不给填，county的人很好说其实只是要证明申请人没有保险就可以了

大致的情况就是，同一个教会每个周末一起聚会的朋友，是卖Life insurance的。也算
是挺熟的吧，每个周末都见面，以前就和我们提过，还让我去参加她们的seminar，我
去了一次，没兴趣，不想加入。
后来我生了bb，在bb只有两个月大的时候，她就晚上自己跑到我家来，一直给我们解释
Life insurance的重要性，说她的产品有多好多好。又说我家现在就老公一个人工作，
一定要买保险。当时bb哭闹的很厉害，又要吃奶，我和老公两个急的不行，但是晚上十
点了她就是不走。加上熟人不好意思，就答应了买她的perm的Life insurance。我们当
时也是觉得需要买个life insurance以防万一，但是完全没有仔细研究到底想买perm
还是temp的。反正交了100块钱，我们就没有多想。
现在我们看中了一处不算太贵的房子，已经make offer了，打算速度的买下move in.
这个朋友又和我们说，之前说的那个rate拿不到了，现在的保险我们可能要多出一些钱

医疗保险health insurance。自己生病时需要。
人寿保险Life Insurance。自己有个万一后可以抚慰家人。
我鼓励大家买人寿保险。并不昂贵，也不复杂神秘。现在觉得算是一项必需品。
对年纪还轻（20-35），收入不高的，我想比较合适的是Term Life insurance.因为相
对投入少，方便改变保险具体项目，而且财务上很简单。具体有10年，15年，20年或者30年的。看各公司不等。最低也可能有5年的。
二、
我的经过和流程大致是：
我在NY，f1。9月初开始联系两家公司，都是直接在网上查的附近的agent的电话，打过
去问一下基本情况。因为第一家与我通话和其推荐的中文agent我感觉专业素质不好，
虽然价格低。后又联系一家，价格比前一家高些，但打交道感觉比较专业，为人也坦诚
务实。后约定时间去其office面谈。提供个人信息，填写申请表，写首付check。此时
就已经有临时保险了。约时间做身体检查（可问a |

是工资的两倍），然后到外面去买。原因两点：首先你换工作了，也许目前看着还不错
的保险也就失效了；还不知道下一个单位的life insurance如何。更重要的是，term
life insurance 年纪轻的时候买比年纪大的时候rate低，所以买得越早越好。
但我前两年买的时候发现，有没有绿卡rate还不一样。希望现在没这个限制了。

我们去年开始买了30年的term life insurance,当然term的话就意味着这个钱都扔进去
了，没有回报率，也不希望有回报（除非死亡）
Permanent Life Insurance跟Whole Life insurance稍有不同，但是我还是没看出本质
的不同。是不是好的投资方式呢？
大家有什么心得？关键我无法google到一个中性客观的评价，要么说特别特别好，都是

发帖数: 13571 | 36 似乎不是所有的州都规定雇主必须给雇员买医疗保险并支付premium的。您可以再查查。
另外我们小公司的经验就是找个insurance agent给你找不同health insurance plan的
quotes，做比较，然后你自己决定要用那个。
另外就是直接去一些health insurance的网站上自己搞quote。
需要注意的是，公司enroll的人越少，越难找到premium低，coverage又好的plan。
还有个可以考虑的就是上HSA or FSA。象HSA的话，一般是high deductible health
insurance，只管大的病，小的自己付。但好处是可以有pre-tax HSA contribution to
your HSA bank account, 公司甚至可以给dollar to dollar match。即减少了
taxable income，也是帮员工储蓄了。HSA账户里的钱到退休后就可以随意用了。
另外您还可以咨询下自己公司的CPA。 |

发帖数: 2469 | 44 自己注册了家小公司，目前光杆司令一个。想买Disability Insurance，可以以公司名
义买，也可以以私人名义买，反正怎样便宜怎样弄。两个问题请教版上诸位大拿：
（1）州政府有State Disability Insurance(SDI), 貌似还有个Disability Insurance

（2）Disability Insurance是从政府那买便宜，还是从保险公司那买划得来？如果是
后者，有好的保险公司推荐么？

发帖数: 32 | 45 据我所知，index whole life insurance 是 broker 卖的，不是正规保险公司提供的
保险。一般正规的保险人员要拿到相应执照才能卖相应保险，但broker的index whole
life insurance 则没有这样的规定。合同的内容更是和正规保险公司的whole life
insurance 的内容大相径庭，也没有正规保险公司在cash value上的保障。
此类保险与index挂钩，费用高，用于买whole life insurance 的钱是从你帐号里扣除
，再在正规保险公司那里替你买保险，所以保费每年增加。如果收益好，就划算，市场
差的时候就雪上加霜。
当然，这只是一家之见，欢迎指正。具体的你要自己再看清楚合同。 |

如果是life insurance，我買過，買的時候22歲，不到200塊錢一年，可以買20年。如
果我掛了（ knock,knock,knock先）,我爹娘能拿40萬。
所有主要的人壽保險公司都有類似的計畫。價格根據年齡大小，身體狀況不定，約早約
便宜 |

和大学同学在NYC吃饭，吃完饭出来在Metro Museum附近的5th Ave上被一辆车追尾。我
们的车完
全停在红绿灯前，绿灯后后面的车直接就撞了上来。
两个黑人风风火火的走出来后一阵哇啦哇啦，我BF和同学没理他们，先去看了下车子没
什么大问
题，只是有些刮擦和bumper上一个小洞。这两个人想推卸责任，比较过分的是想吓唬我
们，act
like we hit their car。
他们不想给insurance的信息，我BF跟他们argue了很久，要了名字和联系方式。临走的
时候他们
有一个人站在车后面故意挡住车牌号，明显心虚。不过我们还是记下了车牌号。
想请教这种情况该怎么处理合适？不知道对方insurance的信息，如果把车牌号报给自
己的

obamacare网上买个insurance， 我有绿卡，自己就卖卖ebay而已，收入不高，
obamacare上面买个insurance应该不贵。是不是2014年开始没有insurance就要罚款了
？买之前都问问大家，怎么没见看多少人买 |

大家一般用的是哪个title insurance company? 我问了一下几个agent的价格，first
american 的title insurance 价格要2400多，old republic 的只要1900多，这个都是
re-issue的rate. 房子大概46万多。
可是我的agent说title insurance 的价格是统一的。 |
