收到了印度人(楼下)的邮件。而且律师当面给他们打了电话,但是还是否认,说不是
他们的声音,还说我们楼上很吵,他们保留他们的权利(听到这个一点也不吃惊,因为
可以猜到会这样倒打一耙的)。最后律师给的建议就是和landload交涉,最好有声音的
时候landload在场(但是这谈何容易)。还有就是联合邻居,请邻居过来听声音,然后
作证,报告landload。最后实在没有办法,可以和警察联系,但是它觉得要是听不到声
音可能警察也没有什么办法。再有就是告楼下,但是他说现在因为你没有100%的确认就
是从楼下发出的(因为谁也没有看见是什么东西发出的声音)。而且要花较多的钱打官
司,而且还可能没有结果。不知道版上有没有其他的建议。多谢! |

上个星期,一个小偷冒充landload assistant, 先敲门,然后开了我家的锁,(小
偷先从basement里偷了房东房在那儿的钥匙)他没打开门,我打开了门,他说他是
landload assistant,问我水电煤气是不是一切正常,我说都ok,然后跟他握了握手,
还道了谢。然后关门回屋。
我觉得不对劲,就跟landload打了电话, 被告知没有什么assistant. 我就打电话
报了警。过了几分钟,警察还没来,我听到了有人进了楼上的apartment, 脚步挺轻的
。我就又打了911,告诉警察,估计他已经进屋了。又过了两三分钟,警察来了,把贼堵
在屋里面抓了个正着。从他的身上何包里搜出来了一些工具,还有他偷的整个房子所有
房间的钥匙,以及楼上邻居的钱包,信用卡,银行卡,SSN卡,珠宝,和其他一些 |

收到landload寄来的一些照片和一封信。信中说家里不干净,有一些要clean, 另一些
要repair:
1. kitchen range后面的地面和墙有grease, 冰箱后面也有一些脏东西,然后有一些照
片证明确实没有打扫。
2. 卫生间的洗手水池子(那种白色的陶瓷面)颜色有变化,说是permanent damage.
这个我们没有亲眼看到,虽然有照片,但是很有可能是照片的角度问题,因为照相的人
的影子或者相机的影子导致的颜色不一样。
3. 厨房range上方的cabinet door (木质的)的油漆有褪色,脱落的现象。 这个可能
和我们中国人做饭有关系。
4. 厨房的墙壁不太干净,要重新paint. 厨房窗台有一小条白色的漆掉了,需要
repaint. Microwave 需要换,因为上面有油。
除了这些,还有一些有的没的东西,比如说washer/dryer之间的缝隙里有土没有打扫什
么的。

price double to $60K, and somebody bought it, from
a long run, does it mean a wrong decision? At that

Tell him/her you already talked to a lawyer and the lawyer would be happy to

When we rent an apartment the lower floor is playing loud music
into mid night. Landload knows but cannot really do a thing.
I called local police a few times who comes in on time. They
knock on their door (at 1am) and the noise quiets down.
This happens a few times. Then, after a few weeks, it went back the old
way.

bracket,今年好像是4.5%。 你的房租如果是1000,landlaord就不能涨超过45刀。
但是这个law几乎是形同虚设,因为你签lease的时候会有两个rent,discount one and
regular one。你实际交的就是discounted one。比如discounted one是1000,
regular one估计就是1200. landload美其名曰我给你discount了啊,多好啊。其实这
是为以后涨rent做铺垫啊,因为rent raise could be based on regular rent - 1200
in this case. |

course, the landlord did put carpets on the concrete floor.
Right now, I am living in a wooden townhouse having wooden floors. But the
house got wet somehow and gave out so many bad smells just because of the
wooden stuff soaked in the water. And the landload could not do anything to
remove the smells.

code related to the allowable noise level for a living environment, which is
normally about 55 db. You can check this and ask your landload to fix the
