号搬出来。今天收到Applied公司的邮件，顿时眼前一黑...不仅扣完了所有押金，我们

2008年间达到颠峰，而经济衰退是2007年开始的。
奥图表示，2009 年起，价值百万的豪宅交易大幅减低，从2007年占房地总成交量的
4.2%，在两年之内降为2.7%。追踪新州小部分高档地区房地产情况的楚利亚，也显
示出同样的衰减，从占总量的3.2%落到2.4%。
这种急速坠落现象，跟2008年雷曼兄弟公司破产发生在同一时期。奥图估价公司总
裁杰夫奥图说：「雷曼兄弟公司崩溃和经济衰退以后，房地市场开始节节下降。」

这个我都知道， 院子的survey我已经copy了，我会自己标deck position和大小，标注
septic位置等。
deck的图我也知道大概，footing，joist，beam，ledger board，railing啥的尺寸和
规格。但是确实以前没干过这个事情，而且好像town里面要求图上有architect的盖章
。我知道architect的成本90%不在画图上，但是我还是觉得2K还是有点贵画个300 sq
ft的deck。所以看看有没有省钱的办法。 |

发帖数: 1246 | 45 好几天没来更新我的项目的进展情况了，没时间，白天得上班，还得时不时跟
contractor打电话交流技术问题，晚上到家天已经黑了，很难仔细查看工程质量，只能
大概看看，倒是可以仔细检查一下买的材料是否对路，也确实通过检查材料，发现了问
题，并让contractor及时纠正了 （contractor买的要打到混凝土里的螺栓准备用在我
的ledger board上，尺寸买短了，如果那天晚上我没看出（或者叫没猜出，因为我完全
凭直觉figure out contractor堆在我车库里的一堆材料每一样都是干什么用的）转天
他 给装到水泥里了，装上以后就根本不可能发现问题了，结构的强度在短时间内可能
不会有什么问题，日子长了问题慢慢的就出现了，到那时要补救可就非常costly了）。
吃晚饭后就是上网改图一直到睡觉。虽说图纸已经很细了，但总是有需要改的地方。本
人的日常工作就是与各种工程图纸资料打交道，图纸这东西没有perfect的， 有些没有
想到的，在图纸中漏掉了很正常，尤其涉及到改建项目，很多猜测的因素在里面，开始

发帖数: 1246 | 46 第一层总算搞的七七八八了，正在为第二层的floor joist做准备，我的计划是把
addition的floor joist搭在既有房子的一层的top plate上，这样的结构非常牢固。
contractor嫌麻烦，说再做一个ledger board，用hanger把joist固定住就可以了，被
我否决，没有废话，你只要按图施工就是了。于是拆开了既有房子的二层的rim board
，露出了里面的floor joist，新的floor joist插进去，和旧的排排坐，再拿block卡
住就可以了。等等，里面根本就没有insulation呀，难怪二楼一到冬天就很冷，卧室下
面的一层是车库，没有任何保温措施的，和二层只隔着个木头板子，不冷才怪呢。以后
又有子项目干了，“给一二层之间的地板加保温层”，实施的日期就暂定在“猴年马月
”。
照片里的金属物件，就是HAVC的duct，通过一层的屋顶和二层的地板向各个房间送暖风。
照片里二楼的外墙会被拆掉，墙里的master bedroom将会扩大到新建的部分，最后变成

发帖数: 22734 | 49 谢了，自己倒是想干，一是得承认自己水平还不够，目前只到车库里搭架子的水平。比
较麻烦的事ledger要在foundation上打洞，我还不敢干。
准备看着学习一下。二是接下来还得搭玻璃的patio cover，这个估计我干不了，顺便
看看他们活怎么，接下来也让他们做了。

我拿了5个quote:
7000, 5000 各一个, 其他3500左右2个，最后这个讲到2400也不肯再讲了，一平10块…
…这个不是重做，原来是concrete slab，所以footing不用了，但是ledger/joist还得
做，等于是新deck。
下午再讲不下来就算了，也没几个钱。
