买的是新房,贷款37万,首付超过50%，信用分数780,准备贷30年fixed，我们是跟builder做贷款,因为builder会给1.5万的financing,因为新房还在建，半年后才能close，所以这份只是预估的费用，也不能lock rate。我知道预估一般都往高估，但是好像高得也离谱了点，常听到大家说closing cost才几千刀，我这个妈呀都上万了,哭~~~~~~实在不太放心
Wells fargo给的Truth-in-lending addendum （这个表格说是为了计算APR的，请问这
个APR是干什么用的？我拿到的loan document里面有写这个APR是4.0450%，这个算高么
？）

For your information, I pay my friend in China 10% annual interest plus the
exchange rate change another 10+%. Borrowed 5 payback more than 8.
Of course, the other side of the rule is that if you lend money to your
friend, do not ask for interest and do not expect paid back. It is up to
your friend to pay you interest or not and up to you to lend or not.

不管你是走进银行，还是和贷款公司，你的贷款交易都是由三方组成：Lender，
Mortgage Broker, 和Borrower。每一笔贷款都有交易费用。贷款费用主要有两项：
Origination和Lending的费用。Origination的费用就是贷款经纪公司收取的费用，
Lending的费用就是由Lender收取的手续费用。通常说的Closing Cost就是指这两项的
和，从几千到一万不等。这笔费用由谁出呢？答案是：可以是Lender，也可以是
Borrower，也可以是Lender和Borrower一起出。
贷款经纪公司(MB)从Lender拿到的是Whole Sale的利息，而卖给Borrower的则是Retail
的利息，通过这个利差可以从Lender那儿收取回扣。利息差越大，回扣就越大。如果你
的贷款经纪将一部分的回扣返回给你用到贷款费用上，使你的贷款费用变成0，甚至是
负数，这样你的贷款就变成了No Closing Cost的贷款了。
