有一项是帮忙在蒙特利尔找房子,这个人叫Anita.（我到昨天发生纠纷的时候才知道这
个帮我办RAMQ卡，帮我看房子，帮我去换魁北克驾照的Anita本身就是个broker.）。看
了几个后，上周和其中一个房东通过Anita签了个promise to lease (房东本人这个月
还住在房子里，29号才能粉刷，定的是30号签lease)。但现在我因为一些原因不想租这
个房子了，Anita说在魁北克，promise to lease就是lease，不管我签不签最终的
lease。她说现在即使我不签lease,不搬进去，房东和他的broker会上法庭告我，我肯
定会输，到时候我不仅要赔偿broker的remuneration,还要给房东付一年的房租，即使
我不付，法院也会直接强制执行，直接从我工资里扣。她说这些都写在promise to

天之内搬走还要不要罚款, lease 明年2月份过期. 如果我们主动提出中止合同, 需要
付两个月的房租加concession fee. 但是如果是他们提出来的话, 是不是就不用付着笔
钱了, 对credit有没有损害.
lease的相关原文如下: In the event Lessee desires to terminate the lease
before the expiration of the lease term, Lessee will pay to Lessor a
cancellation fee of 2 months rent....Lessor shall retain all remedies for
non-compliance with the Lease and Secruity Deposit Agreement and Lessee

租房公司突然说
每个月需要交纳110元水电费，我觉得我根本用不了这么多水电，所以拒绝签字 。
第二天 ，房东给我打电话，说最后一个月结算的时候，会根据我的实际用水电量，把

讶，因为我用电非常少，不可能用这么多。
1，我发现这个house唯独只有我的房子和洗衣房没有电表，既然没有电表，他们怎么知
道我用了多少
电 ？这是否涉嫌诈骗？他们是不是把整个房子的用电减去有电表的用电，剩下的是我

信息来邮寄问卷。因为不是所有的lease车在注册时都include lessee's name in the
registration address field on the title record。我看有文章提到全美国大概有30
%的时候连DMV都不知道lessee的信息，更不用说私人机构了。
假如很多问卷都寄给了lease车的dealer，比如说奔驰，那当然奔驰dealer肯定不会说
自家品牌车的坏话，收到问卷必然都无脑给最好的评价。要知道去年有70%的奔驰车都
是lease出去的，所以这个调查，奔驰车的结果肯定有假。而对于主要是purchase方式
卖出去的车子品牌，比如说丰田、本田之类的，结果可信度高很多。 |

evidence showing that you lived there before: your neighbors, friends, utility
bills, etc., and he took your money---he deposited your checks.
So it doesn't matter so much that you lost your lease, unless it is a special
one---but I assume it is just the same as other lessees'. The landlords
usually use standard form contracts.
Talk to him. You probably don't have to file a claim to get your money back. |

单，和以前在DC那边收到的那些电子警察罚单不大一样,虽然信里说我限速30，超速到
了49，违反了交通条例第A部分第B条款，但是
