。其他agent，很难和listing agent竞争，只有让你出高价。但也不是所有的listing
agent都是坏人，能赚到buyer commission何乐而不为呢。
foreclosure经常是AS-IS的。但大部分还是可以inspection的。你这个case，可能
listing agent另有所图，比如，卖给自己的亲戚朋友之类，或者其他原因没有尽到
buyer agent的责任。

第一次看房，直接打电话找listing agent, 她让助理（她老爸，同office 的realtor

我买房子的时候, 先遇到一家人,
把自己的房子listed 12%高出市场平均价,
我算了以后, 出了一个市场价高2%的价钱,
但是人家不卖, 要我加钱,, 因为有人要bid, 我就move on,
后来卖给一个外地来的,只比listing price 少五百,
然后遇到一个医生自己卖房子, 状况还不错,
就出了listing price, 但是要了2%的 seller's concession,
理论上说, 我把他的房价砍了2%, 但是他跑去跟另外一个买家,
说我出全价, 另外一个买家, 就在listing price上加了五千,
这个医生还回来跟我说要不要bid.我就说谢谢再连络,
后来成交价就是listing price 加五千,
卖房子大家都为自己, 所以价钱不合适就move on,

我也遗憾，你带我看了两个月的房子，最后不是你帮买的。
我前面也看了快4个月的房子，当然不是一个地方，是另外一个AGENT帮忙的。递了也10
多个OFFER。 我递过OFFER的每个房子，我都FOLLOW UP。 刚开始的时候， 市场才刚开
始热。我ALL CASH， 最后的房子的价格来看， 我开始一两个月，我还是很有机会拿到
房子的. 有一个和我的OFFER一样价格，还有两个我的OFFER比它们还要高几千。后来市
场热了，每个破房子都有20多个OFFER，一点机会也没有。我才换地方，找 QUINN 帮看
房子。
我的一个建议是， BUYER AGENT一定要积累人脉，特别是和LIST AGENT的关系， 这样
OFFER容易被LIST AGENT接受， 如果条件相近，或者差一点点，LIST AGENT只有强调你
的优势，就很可能拿到房子的。还有和LIST AGENT关系好， LIST AGENT不一定收了你
的OFFER就直接找SELLER拍板，然后就不收其他人的OFFER。

看这个房子和以前别的房子的时候我们都再三和我们的agent confirm listing area
does not contain basement.现在appraisal下来，我们和我们的agent 交涉，希望她
能代表我们向卖方complain,结果她反倒说listing上写了地下室装修了可以住人，所以
listing把地下室加进去没问题，俨然忘了当初那么肯定的告诉我们地下室不在listing
面积内。
现在还不想和我们的agent闹翻，但是怎么做是最佳策略。现在她帮seller agent撇清
问题不是逼我们找她负责？估计我们也告不了自己的agent.
我还有一点不明白的是，如果selling agent可以这么不负责任乱写listing,做为
buyer怎么才能保护自己的利益？总不能等到appraisal才发现吧？很多时间金钱都已经
花了。前面有人说去county查，但也不是每个county都让查的吧？我在网上查了半天也
没查到。具体是查什么？是不是政府收税根据的面积？ |

图书馆也老碰到几个熟人朋友，所以要找别的妈妈的话真的去图书馆或中国人多的公园
是很好的选择。但是有时去了又碰不到熟人会觉得挺没有意思的，所以这个mailing

我看的所有房子的agent都异口同声告诉我，要想bid成功，在listing价格上再加50K，
太荒唐了。然后我问list的价格是怎么来的，他们告诉我如果周围有栋差不多的房子卖
了600K，那么list价格就是以600K看齐，如果这栋卖了620K，那么下一栋的list就会是
620K。

价就算找listing agent也没用。当然如果你愿意往上加，基本上找listing agent拿到
房子的可能性很高。不过记住一点，listing agent肯定是以保护卖家的利益为先的，
也就是说你自己必须做功课，对价格有一定的把握，如果做不到这点，建议还是老老实
实找有经验的buyer agent。有朋友就是找的listing agent，对方不断在test我朋友的
底线，最后offer是拿到了，但越想越不对（下offer时候脑子发热），付deposit前退
出了，当时对方还吓我朋友说要吃官司什么的，好在我朋友没相信她的鬼话。1个多月
之后才发现这个房子的卖价比我朋友当时出的价格少了10万，而且close的时间特别长
，我朋友当时出的是clear offer，10天close，相当于cash offer了。 |

，目前最高的89万，但是有一些CONTINGENCY，我如果出88万，没有LOAN CONTINGENCY
应该能拿到，让我考虑，她也提醒我，APPRAISAL有可能达不到88万，要考虑自己的现
金，这个超过了我的能力，最后没有要。最后成交90万。
第二个，最后出价77.5万，让我加1000，我同意了，但是我也没有看到别人的OFFER。
但是这个是在我的承受能力和估计价格之内的，也就是说，如果我用我自己的BUYER
AGENT也会出这个价格，那么就没有问题。
所以，你自己想好，如果你用自己的BUYER AGENT，你的出价会多少，使用DUAL AGENT
，如果最后的价格比你的预计低，直接拿下，否则好好考虑一下。
请注意，BUYER AGENT同样希望你能够高价拿下房子，甚至比LISTING AGENT还要
DESPARATE，因为，LISTING AGENT肯定能卖掉，拿到钱，BUYER AGENT如果你不买，他
就啥也赚不到。

发帖数: 695 | 43 第一次听到Bucket List这个词的时候就觉得很有意思，于是写下了自己的List，
很长。
很希望能找到中文里同样的词，大概“一生想做的事”最贴切。
我的最后一个愿望是能在太空看地球。第一从小就是科幻迷太空迷外星人迷，第二
是怕所有的list都做到了还没吹灯（kick the bucket），总得有一个终极奋斗目标吧
:)
有一部电影也叫Bucket List，很喜欢。
Bucket List有很多想去的地方。一直想贴贴那些去过的地方那些见过的人们，总
是没有时间，旅游完后又没了激情。争取在这里一并贴出。
2014：阿根廷 智利 （21天－布里诺斯爱丽丝 Patagonia徒步 圣地亚哥 伊瓜苏）

很久以前就在想建立一个email list，让我们这些身在海外的厦大学子
能互相交流，保持联系。也和几个同学聊过，他们也都是比较支持的。
大家或许还记得Ark以前搞的那个主页吧，只可惜后来没有了。而MIT
BBS的这个厦大板也算是我们的一个联络地点，但是毕竟知道的人比较
少，而且大家也未必有空每天上来看看。而厦大BBS估计就更少人去了。
不管怎么样，这个email list建起来以后，希望大家告诉大家，充分利
用现代先进的通讯技术，把我们之间的距离缩得更短一些！:)
这个email list的全名是:
Xiamen University Oversea Alumni Association
看起来好象名字所包括的范围很大，我想主要还是面向我们这些近几年
才出国来的海外学子，不论是在北美，新加坡，日本，还是别的国家。
我个人希望这个email list能够为我们校友之间的相互联系，交流信息
起到一个桥梁的作用。这个email list是免费的，加入的成员往xmu_oaa

问，”What is a bucket list?“ 我回问。
昨天，外面下着蒙蒙细雨，春意还没有到西北这一片土地，空气里还满是冷冷的冬意。
去了Home Depot, Lowes，到Costco时，已经是中午了。买了东西，又买了根热狗，左
看没有坐位，右看没有坐位，最后看见最后一排上只有一个老人，看着还算面善。
走过去，礼貌地问了问，坐下，专心啃着手里的热狗。对面老人突然开口了，”USDA
Dancer“, 我回答说，”It's UDA Dancer, it's just a shirt I bought." 老人说他
是退休的farmer，我很相信他，能把UDA读成USDA的恐怕真的只有务农的人。
接下来老人跟我讲他一生的全球旅游。新西兰，澳洲，埃及，坦桑尼亚，秘鲁，亚马逊
河，印度。我惊叹，好多地方我都想去。我告诉老人，我在澳洲住过几年，他问我在哪
里，我说在东边，他问我去过Perth没有，那是他认为世界上最美的城市，我摇摇头。

The Mac-FTP-list lists over 120 mac anonymous ftp sites (some with notes),

LinkedList is fast to insert and delete, while ArrayList is fast to access
through index. Evaluate your the major future burden on your List before
choose between the two. Vector is not java1.1 stuff, and it implements List
for back compatibility reason. Java2 programming should avoid Vector as much
as possible. If you want a synchronized List, use
Collections.sychronizedList(List) to pack one. |
