自己顶一下。
找了一圈,虽然我的信用记录不错,但大部分银行,提供的都是 >6% 的 APR.
相比之下 Bank of America, $25,000, 60month, 3.57% APR 是很好的 Rate。
最后 Dealer match 了 BoA 的 rate (3.55%).
如果您也有更好的车贷经历,也请一起分享。也免得后人多走弯路。
Dealer 自己提供低利率不算。因为 Dealer 的低利率经常会附加别的陷阱。
自己找auto loan的程序是:
1. 先到银行找好 Loan, 定个大致的 Loan amount, 让银行确认个 rate, 拿个
Prequalify.
2. 找到要买的那辆车,和 Dealer 谈好价钱,签下卖身契,purchase agreement.
3. 拿 Purchase agreenment 到银行做 paperwork, 银行给你开张支票.
4. 拿支票到 Dealer 那取车。
当然,1,2 顺序可以换一下,这样1,3可以并一起。但有 Loan prequalify 在手,就
多一个讲价的筹码。
没试 Local 的 Credit

不好意思刚没用中文,其实lease跟loan是差不多的很容易混淆,但是lease需要付的手
续费高而loan的interest 会高。
第二点trade in value是灵活的,如果换新车trade可以找dealer要非常高的价格,具
体就不举例了,尤其bmw还有coupon什么这那的,相同车相同里程trade in value跟
lease residual value的65%相比只会高不会低,不然就不会叫residual value了,这
个11年335i卖30k不能说明问题别人有可能是10年入的车配置也不尽相同msrp也绝对不
会是60k+,看12年顶配的335xi估计价格会接近些。
第三点lease信用满分利率都几乎是0, loan会高不少2-3%很正常所以银行每年会多赚这
部分钱,相同一辆车为什么银行一个多赚一个少赚反推其实区别就在自己付租车的那份
钱里面。
总而言之同一辆车lease比loan其实要多付很多钱,觉得lease少付了的基本都是没有理
解什么是lease没算对钱,有钱人图省事嫌麻烦才lease,总可以有新车开,真要省钱还
是要现金买。

上次说到终于找到房子。 这几天找到了loan.
我和老公提前定好了机票要出去几天, 这下刚好遇到找到房要找loan的时候, 因为机票
没法退, 我们就照计划出去玩了。 带了笔记本, 找了个有wireless的HOTEL. 每天出去
我开车, 老公就四处打电话要quote, 传真让发到hotel里, 50分一张。
找LOAN 跟买车一样, 要讨价还价, 很烦人。 Broker 互相竞价。
之前有个中国人帮我们作了preapproval letter, 我和劳工觉得即使她的费高些也可以用
她。但是她的rate 要比别家的高0。125, 所以最后也没用她的。 还有个broker 开始说
的rate 很好, 但等我们要锁定时跟我们说credit score 要780 以上才能有那个rate!
我跟老公credit 很好了, 但也只有770多。 最后我们觉得我们的closing date 很近了
, 而且要尽快appraise,不想有什么差错, 就选了一家lender.
rate : 5.75 first loan. 30yr fixed jombo.

在做Loan modification。有类似经验的弟兄姐妹希望能分享,帮忙指教一下。 或有豪
客英侠,同人高士点拨奥妙当然更是求之不得。 先此谢过。
已经提交过hardship和finanial sheet。当初被现在的lender(成交后不久builder卖了
合同给)告知奥氏新政规定月贷超过总毛收入31%的若符合一定条件或有finanial
hardship可参与FHA提供的较为优惠的Loan modification program. 现在收到的
package 只是 workout plan,要求同意签字寄回agreement,付四个月tiral period
payments后决定Loan modification与否和相应条款。
1. 来信首页清楚地提到 "there is no fee for this program"但是在“Frequently
asked questions"中来了这么一段:What if my trial period payment is less than
the payment I currently owe on my loan? A:

OFFER 了一个BANK OWNED的房子,银行COUNTER 回来的ADDENDUM上 关于Loan
Contingency这么说:
“purchaser shall obtain a firm written commitment on or before 10 days
after offer acceptance”.
这个 10天内需要取得的“firm written commitment”是什么东西?跟LOAN APPROVAL
有什么区别?
原OFFER上的LOAN CONTINGENCY REMOVAL的期限是14天。
这个TIME FRAME来得及批下贷款吗?
另外,ADDENDUM里面要求买方必须在收到FULLY EXECUTED CONTRACT的3天之内做
MORTGAGE APPLICATION。
这样是不是可能等不到INSPECTION的结果就得做 LOAN APPLICATION?

25万的房子,mortgage loan 还有19万,如果申请Home Equity Loan或是HELOC 按照计
算公式,HEL/HELOC = 80%* house appraisal value - mortgage loan.
是不是只能贷到 1万 (25*80% - 19 = 1)?
另外半年前刚买的房子,能搞Home Equity loan吗?

本来说好bank不approve不给earnes money不order appraisal的。结果agent跟我们说第二个loan不需要approve.既然是short sale那就是两个loan已经negotiate好了。害我们提前order了appraisal.结果现在又说listing agent正在争取第二个loan的approval.真想骂人啊。好在还没lock rate.
两个loan都是BOA的。

看了一个foreclosure house. The previous owner took away all the light
fixtures, window coverings, faucets and the whole kitchen (including
cabinets, sink and all appliances).
So there will be a problem to get a loan for a house without kitchen. The
solution could be cash offer or using FHA 203K loan. The latter is the
only choice for me. Anybody has experiences on this 203K loan? Will it be
too much hassle and much higher cost? The lender said $35000 203K loan is
required.

哈哈, 不跟你争 loan contingency了, 在 loan contingency 之内, 你如果没贷
下款来 (有银行reject 的信), 你的earnest money 是要得回来的, 过了loan
contingency, 你如果没贷下款来, 要不你就拿cash 来close, 到closing 的时候如
果你不够钱,
你的earnest money 是要不得回来的, 而且卖方还可以pursue liquidated damages .
....

有权利cancel contract的。也就是有可能你在25天的时候办好loan,seller突然说卖
给别人了,如果contingency没有extend的话。当然,seller如果发现buyer在这21天内
没有做任何事情,可以sue buyer。所以很多合同还有规定几天内必须开始贷款,几天
内必须inspection等等条款。如果buyer在规定时间内没有做这些事情,deposit可能不
能拿回来。

buyer也只是老公,不过他们可以做到title上是我们两个就能确保我的屋主地位了。
么?purchase contract上是我们两个的名字是和loan有冲突么? 这样作他们有什么好
处,不这么作对他们又有什么损害? 请问各位老婆在家作家庭主妇,老公一个借loan
的,买房都发生这样的情况么,还是说这是loan里subjective decision,就是case by
case? 我们有什么讨价还价的机会么?可以complain或者dispute他们么?
很不以为然,这两个都是以家庭为单位计算的把?

回馈大家,loan agent说理解我的dispute要求,那就把我的名字也加到loan上,重新
算一下rate, 后来重新计算的结果是rate 不变,最后的情况就是
任何东西都不变了,loan lg , purchase contract lg/lp, title lg/lp
银行要求撤销了。
我估计是我的credit score和老公差的不多,因为本来就是全借他的,我只有一张附卡
,其他帐单全在他的名下,所以对rate影响不大。 二也许不是原因的原因, 我威胁
loan agent说downpay大部分是我婚前的钱,,,,
各位老婆也可以争取一下,反正我就是为了我的面子,反正老公也支持,我是
reasonable而且也没损害家庭利益的前提。

You don't need to pay mortgage insurance at all. But the 10% from A bank,
the rate will be gigher than the fist loan. But overall you will save money.
You can payoff the second loan early.

是这样,认识一个朋友, 在读college,申请了贷款付学费. 近期她要回国一年,把自己原
来的房子出租了,这样一来没有本州的居住地址,就不qualify本州的loan了.她想把她的
loan挂在我们家的地址下. 问题是我们想在近期换个大点儿的房子,正在看房, 已经拿
到了pre-approvement,能拿到的loan的数目刚刚够我们用. 假如这个时候同一个地址多
了一笔loan, 会不会影响我们的mortgage 申请啊? 谢谢回答.

我有一个 home mortgage 15 fixed 和一个 equity loan variable rate,
我想重新refinance 一个 15 yrs fixed home mortgage to pay off both home
mortgage and equity loan
问了一个银行说这样要给fannie may 付 cash-out delivery fee,
if your credit is >750, then fee=0.5%*loan amount
另外一个broker, 给的rate低,还是no cost,但是告诉我不用付任何的delivery fee,because paying off the equity is not a cash-out loan
那个说的对的?要是没有extra fee,那我当然选broker了

Thanks for the info. I don't worry about this. The only concern now is
whether 401k loan will affect my conventional loan?
for example, I got 5,000 - 10,000 from 401k loan and put them into
downpayment for the conventional house loan. Will bank still approve my
mortgage and give me a good rate as if 20% down is out of my own pocket?

举个例子,买60万的房子,付20%的DOWN,贷款需要48万,CONFORMING LOAN是41万7,利
率大慨是5%左右,还需要差不多6万3的贷款,这6万3算JUMBO LOAN么?
问题是:
1)现在JUMBO 还好贷么?
2)关于JUMBO LOAN,我听到两种说法:
A。前面的41万7 是一个利率,比较低,5%左右 30年FIXED.后面的6万3是另外一种利率
,稍微高个1%-2%,7%-8%左右也按30年或者15年,或者更短还完。
B。所有的48万贷款全部算JUMBO LOAN利率,所有都按比较高的7%-8%算利息。。
请问有清楚的筒子帮忙给指点个迷津?谢谢啦:)

PROVIDENT就是有很对自己订的条款,也是为了他们卖loan方便。
先要拿到PROVIDENT的decline letter吧,要不然你们switch走了,那个broker也就快
不能跟PROVIDENT做loan了。
appraisal要重新做了,那笔钱要不回来了。
因为我们不做FHA loan,不知道快不快。不过,向LZ的情况,去申请带Mortgage
Insurance的conventional loan 30天内应该可以close。不过,要确保HOA没有
litigation,property没啥毛病。

If you really want the loan, you can get it.
We are exactly in the same situation but get the loan approved. We locked
our rate this morning.
The lender show us a table with different visa status when we visit her last
month. We are in the OPT+EAD category. The loan from OPT+EAD can only be
bought by freddie mac directly. No bank can loan to us directly. If you have

back, 那他们的钱从哪儿赚呢?
我现在在一家大银行拿了4.5%,no points,大概500k 的loan,是否应该再去找loan
agent问问?

除了比手续费之外呢。有些agent是可以自己批loan的,这样loan会做得比较容易,因
为他们知道什么样的loan可以顺利被卖给investor,也就是不同的大银行。

It's a close call to use A or B, you may ask B to match the credit and
continue with B.
I do not think B could sabotage your loan if you change to A. Anyhow A is
late.. and yeah, both of them will know who has your loan since 这个builder
指定了一家银行做贷款.
second loan is fine, you need make sure the second load acting fast to
provide all the documents. well, A or B should help you on this, it's their
concern.

3.75太高了吧,3.375还差不多。
大概我的credit union一向利率比较低吧。当初做purchase loan的时候就比所有问到
的agent能给的利率要低,说以当时奇怪为什么大家做loan找agent,agent总要赚钱啊。
今天本来是问refi的利率的,CS问我为什么要refi,是不是想cash out一些,我说不是
,只是现在利率低,想省点月供,她说那就不用麻烦refi了,那么多paper work,时间
还长,还有closing cost,做个loan rate modification就好了,十个business day,
下个payment就反映新rate,费用是0.5%loan,1000封顶。我问利率,她说3.25,但要
看看我是否qualify,等了不到一分钟,就说可以。
后来我去他们网站,3.25的利率就写在上面,应该是大多数人都可以拿到的吧。

Loan 弄了好久,我们很烦,还有一些别的原因,不想move forward 了,loan officer
也同意向 Lender 要一个loan decline Letter
是不是这样就可以说Loan contingency 没法 remove, 把deposit 全部拿回来 ,有什
么要注意的?
现在能想到的损失,home inspection fee, appraisal fee, maybe some to escrow
company for generating paper work, what else

现在想用2nd loan躲避mortgage insurance是不行了,2nd loan很难拿到,因为房价下
滑,2nd loan太没保障。
只pay 10% down,需要交mortgage insurance,loan倒并不难批。

For the loan doc itself (excluding cost), you only need to examine
1) loan amount 2) mortgage rate 3) term 4) prepaid penalty 5) legal name and
vesting 6) property address, etc
You should already received estimated closing statement from your loan
broker.

您老人家不要Assume anything.
25%的行规是指Realtor之间互相refer客人。这个是合法的。
但是Realtor从loan agent那里拿referral fee是RESPA section
8 violation.而且是criminal charge.您老google一下就知道了。
RESPA是考license必考的内容。也是人民政府重点严打的方向。
Realtor推荐loan agent,主要是因为他知道那个loan agent能
close,过去合作过,有track record。只要close了,Realtor在
Real Estate那边就赚到了钱,根本没有必要再从loan agent那边
拿这么点小钱,搞不好把自己送进牢里。
我老从不给Realtor referral fee,他们还是照样会推荐客人过来。

1000刀是不止的。否则loan agent就喝西北风去了。
Loan agent最大的问题是要靠天吃饭,这些年利率一直下跌,所以生意好做。但是这个
trend也挺不了多久了。一旦利率开始uptrend,整个refi biz就没有了。单靠purchase
loan养活不了这么多loan agent。

Sometimes retails' rate is also very competitive。
这个就好比你是到厂家门市部直接买东西,还是到WalMart/KMart买东西的区别。
有时候门市部会便宜,大部分情况下还是商店便宜。否则loan agent这个行业
早被wipe掉了。
Loan agent还有个好处是可以帮你盯着。这个是由pay-structure决定的。loan agent
是commission based,只有transaction close了才能拿钱。而retail side,拿工资吃
饭的,虽然内部也有performance review,真的loan挂掉了也就挂掉了。
motivation完全不是一个等级的。

房子要在不到4周之内close,确实时间很紧张。和agent推荐的loan officer谈了,也
准备在他们那儿做loan了。我一直以为是先提交贷款申请和lender要求的所有材料,然
后一边等着银行审批,一边盯着利率,觉得合适再锁。可是,这个loan officer和我说
的是必须先锁利率,才能往下走,报银行审批,做appraisal。由于我们时间紧张,所
以现在就得锁。
请问是我对loan的流程理解有误吗?
