PH 发帖数: 171 | 11 现在是5年ARM,想换成30年固定。当初本金付的很少,加上现在appraisal出来的房价
比较低,需要再投6~7万本金才能达到LTV80%。投钱后按新利率算,月供会少大约600
多刀。想着钱放在银行里也不投资,是不是多付点本金以便减低利率呢?
现在住的地方估计最多7~10年会搬家,是不是也可以考虑ARM?不过ARM的LTV要求更严
(一般是75%),意味付的本金更多,但月供会有所降低。
请问这些情况下应该怎样计算得失呢? |

pick up one you feel comfortable :)
No cost means you dont need to pay loan related cost at closing and you
still need to pay:
1. interests for the months
2. property tax if still open
3. insurance if need to renew
4. loan amount difference if your appraisal value is low and you need to pay
down to the LTV80 or 75 depend on the rate lock requirement

For your case, LTV80, FICO 740+, 30 days lock, you can get 3.5% for 30 yrs
fix no cost.
Check my club rate for the rate trend if you are interested.

However, you have to purchase the Mortgage Insurance. How much you need to
pay will depend on your house value, location, your credit scores....MI will
be charged monthly and you can remove it once the LTV reach to 80.
Some lender just combines the MI and mortgage rate together and give you a
high rate. |

you. YOu should be able to get 3.875% with 0.5 point back based on last
friday's rate for Condo, if your LTV80 and FICO 740+.

will depend on your property's location, your credit score and your loan
amount.
The rate is about the same with LTV80 with MI. some lenders just combine the
MI payment with your mortgage by providing a high rate.

The rate your agent quoted for you was only based on the current date rate
and rate might be changed later if you didnt lock on time.
When you quote the rate with him, did he ever mentioned about the LTV value?
Becasue for LTV80, 75 or 60, the rate will be different, the LTV value will
tied with your house appraisal.
Since you already finished the appraisal, you have to continue with this

2.是的, refi需要重新做估价。
3.如果新估价的LTV80%, 就没有PMI了。但lender有不同要求,像房子是买了半年
以后的, 如果少于半年, 还是要用purchase price算LTV。
4.地税用不同的方式估价(county 有一套系统), refi不会影响你的地税。 |
